PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-2001-23

RESOLUTION APPROVING THE APPLICATION OF JODY SCHNORR,
S.A.S. GYMNASTICS FOR CONDITIONAL USE PERMIT APPROVAL, AS
FILED UNDER CASE PCUP-29

WHEREAS,

Jody Schnorr, S.A.S. Gymnastics, has applied for a conditional use permit
to allow the operation of a gymnastics training center within an existing
building suite located at 1056 Serpentine Lane, Suite B; and

WHEREAS, zoning for the property is PUD-I (Planned Unit Development - Industrial)
District; and

WHEREAS,

at its duly noticed public hearing of May 9, 2001, the Planning
Commission considered all public testimony, relevant exhibits, and
recommendations of the City staff concerning this application; and

WHEREAS, projects of this nature are categorically exempt from the requirements of
the California Environmental Quality Act (CEQA); and

WHEREAS, the Planning Commission made the following findings:

The proposed location of the conditional use is in accordance with
the objectives of the zoning ordinance and the purpose of the
district in which the site is located.

The majority of uses in the Valley Business Park are office and light
industrial uses. As conditioned, the use would be compatible with these
uses and should not have parking, traffic, congestion, or noise impacts.

The proposed location of the conditional use and the conditions
under which it would be operated or maintained will not be
detrimental to the public health, safety, or welfare, or materially
injurious to the properties or improvements in the vicinity.

To minimize parking impacts, the applicant would limit class sizes. In
addition, the applicant would stagger classes such that none start or stop at
the same time, thus minimizing the nmnber of parents dropping off or
picking up children at any one time. Due to the location of the tenant suite at
the rear of the building, the impact of drop offs immediately in front on the
tenant suite should be minimal.
