PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2001-12 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />CENTEX HOMES FOR PREZONING A PORTION OF THE SIMONI <br />PROPERTY WITHIN THE VINEYARD CORRIDOR <br /> <br />WHEREAS, <br /> <br />Centex Homes has applied for PUD Development Plan approval for <br />property located at 1887 Vineyard Avenue and two lots easterly of it <br />(APN 946-1350-11 and APN-950-0006-3-1); and <br /> <br />WHEREAS, the Simoni property was not annexed at the time the other Vineyard <br /> Corridor properties were, so it was not prezoned at that time; and <br /> <br />WHEREAS, <br /> <br />zonings in the Vineyard Corridor have been to the PUD District, with the <br />Specific Plan designated uses; accordingly, the portion of the Simoni <br />parcel being annexed would be prezoned to the PUD-Vineyard District; <br />and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearing of March 14, 2001, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, <br /> <br />the property is covered by the Environmental Impact Report prepared for <br />the Vineyard Avenue Corridor Specific Plan, and the Planning <br />Commission finds that there are no new or changed circumstances which <br />require additional CEQA review of the project; and <br /> <br />the Planning Commission finds that the prezoning of the Simoni parcel to <br />"PUD-Vineyard District" is consistent with the General Plan and the <br />Vineyard Corridor Specific Plan. <br /> <br />NOW, THEREFORE, THE PLANN1NG COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br />Section 2. <br /> <br />Recommends approval of the prezoning of the Simoni parcel to "PUD- <br />Vineyard District. <br /> <br />This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br /> <br /> <br />
