PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2001-06 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF MARDEL L.L.C., AS <br />FILED UNDER CASE PUD-01 <br /> <br />WHEREAS, <br /> <br />WHEREAS, <br /> <br />Mardell L.L.C. has applied for Planned Unit Development (PUD) <br />development plan approval to allow the construction of 38 single-family <br />detached homes, construction of a public sewer "lift" station, realignment <br />of Vineyard Avenue, creation of a vineyard/estate site, and miscellaneous <br />public infrastructure including streets, utilities, etc., as stipulated by the <br />Vineyard Avenue Corridor Specific Plan located at 2287 and 2503 <br />Vineyard Avenue; and <br /> <br />zoning for the property is PUD (Planned Unit Development) - LDR (Low <br />Density Residential) and PUD (Planned Unit Development) - <br />Vineyard/OS/MDR (Vineyard/Open Space/Medium Density Residential) <br />District; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearing of February 14, 2001, the Planning <br />Conunission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, <br /> <br />WHEREAS, <br /> <br />the property located at 2287 Vineyard Avenue is covered by the <br />Environmental Impact Report prepared for the Vineyard Avenue Corridor <br />Specific Plan; and <br /> <br />the Planning Commission recommended approval of a Negative <br />Declaration for the property located at 2503 Vineyard Avenue; and <br /> <br />WHEREAS, <br /> <br />the Planning Commission made the following PUD findings: <br /> <br />1. The plan is in the best interests of the public health, safety, and <br /> general welfare. <br /> <br />The proposed project as designed and conditioned, meets all applicable <br />City standards concerning public health, safety, and welfare. Detailed <br />geologic studies have been prepared, peer reviewed, and accepted by the <br />City Engineer. Mitigation measures have been incorporated into the <br />proposed project design to achieve stable slope banks and site grading. <br />Construction of the project would facilitate the conversion of Vineyard <br />Avenue to a public pedestrian/bicycle trail and/or would complete public <br />trails. The construction would also facilitate the timely construction of a <br />public elementary school. <br /> <br /> <br />
