PLANNiNG COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2001-01 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE PARCEL MAP 7193, <br />THE APPLICATION OF NEW CITIES DEVELOPMENT GROUP <br /> <br />WHEREAS, <br /> <br />New Cities Development Group has applied for Vesting Tentative Map <br />(Tract 7193) approval to subdivide two parcels, totaling 34.7 acres, into 49 <br />single-family residential lots (48 homes and one existing residence), and <br />three (3) open space parcels totaling 9.4 acres (Parcels A, B & D) located <br />at 970 and 986 Sycamore Road within the North Sycamore Specific Plan <br />Area; and <br /> <br />WHEREAS, zoning for the property is PUD-LDR (Planned Unit Development - Low <br /> Density Residential) District; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearing of January 10, 2001, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, <br /> <br />an Environmental Impact Report was prepared and certified for the North <br />Sycamore Specific Plan; therefore, no additional environmental <br />documentation was prepared for this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed subdivision map is consistent with the General Plar~ <br /> <br />The proposed tentative subdivision map is consistent with the approved <br />PUD development plan for the property. The PUD development plan was <br />found to be consistent with the site's General Plan land use designation of <br />Low Density Residential and the policies of the Pleasanton General Plan. <br />The project site is within the North Sycamore Specific Plan which was <br />developed to implement the City's General Plan for North Sycamore Area. <br />The North Sycamore Specific Plan has been found to be consistent with <br />the General Plan policies. The project has been designed to complement <br />the natural appearance of the adjacent open space area, thus helping to <br />preserve the open space character at the edge of the City. <br /> <br />The site is physically suitable for this type of development and <br />density. <br /> <br /> <br />
