CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1606 <br /> <br /> AN ORDINI~CE APPROVIN~ THE i~PLICATION OF <br /> BOULEVARD DEVELOPMENT FOR A MAJOR MODIFICATION <br /> TO AN APPROVED PUD DEVELOPMENT PLAN AS FILED <br /> UNDER CASE PUD-90-19-2M (MOLLER PROPERTIES) <br /> <br />WHEREAS, Boulevard Development has applied for a major <br /> modification to an approved PUD Development Plan to <br /> change the 58 previously approved townhome units to <br /> detached single-family dwelling units and to reduce the <br /> size of the 27 single-family production lots from a 9,000 <br /> ft. minimum lot <br /> sq. ft. minimum lot area to an 8,000 sq. <br /> area, on a 198 acre site located generally west/northwest <br /> of the Foothill Road/Muirwood Drive intersection; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br /> - Rural/Low Density Residential and A (Agriculture) <br /> Districts; and <br /> <br />WHEREAS, based on the Initial Environmental Study, a mitigated <br /> negative declaration was adoptedby Council on March 19, <br /> 1991, and additional studies required prior to tentative <br /> map approval did not result in any new information; and <br /> <br /> WHEREAS, Council received the Planning Commission's <br /> recommendations for approval of the proposed major <br /> modification to the approved planned unit development; <br /> and <br /> <br /> WHEREAS, duly noticed public hearfngs were held on September 7, <br /> 1993 and on September 21, 1993; and <br /> WHEREAS, the City Council finds that the proposed pUDmodification <br /> is consistent with the General Plan policies of the City <br /> of Pleasanton. <br /> THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br /> FOLLOWS: <br /> Section___~l: Approves Case PUD-90-19-SM, the application of <br /> Boulevard Development for a major modification to an <br /> approved PUD Development Plan to change the 58 previously <br /> approved townhome units to detached single-family <br /> dwelling units and to reduce the size of the 27 single- <br /> family production lots from a 9,000 sq. ft. minimum lot <br /> area to an 8,000 sq. ft. minimum lot area, on a 198 acre <br /> site located generally west/northwest of the Foothill <br /> Road/Muirwood Drive intersection, subject to the <br /> conditions on "Exhibit B.i", attached hereto and <br /> incorporated herein by this reference. <br /> <br /> <br />
