CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1702 <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION <br /> OF STANDARD PACIFIC OF NORTHERN <br /> CALIFORNIA FOR A MAJOR MODIFICATION TO A <br /> PLANNED UNIT DEVELOPMENT AS FILED UNDER <br /> CASE PUD-91-11-1M <br /> <br />WHEREAS, Standard Pacific of Northern California has applied for a major <br /> modification to an approved PUD development plan for Village Two of the <br /> Garden Villages development, to replace 153 townhouse units with 147 <br /> cluster-type single-family detached units on a vacant, 13.8-acre site located <br /> at the eastemmost terminus and south side of Stoneridge Drive, both sides <br /> of Dennis Drive, and the north side of the Kaiser quarry; and <br /> <br />WHEREAS, zoning for the property is PUD-MDR (Planned Unit Development - <br /> Medium Density Residential) District; and <br /> <br />WHEREAS, the proposed project is covered by the Stoneridge Drive Specific Plan <br /> Environmental Impact Report; and <br /> <br />WHEREAS, Council received the Planning Commission's recommendations for approval <br /> of the development plan; and <br /> <br /> WHEREAS, a duly noticed public heating was held on December 3, 1996 and on <br /> January 7, 1997; and <br /> <br /> WHEREAS, the City Council determined that the PUD modification to replace the <br /> townhouse units with single-family detached units is appropriate. <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN <br />AS FOLLOWS: <br /> <br /> Section 1: Approves Case PUD-91-11-1M, the application of Standard Pacific of <br /> Northern California, for a major modification to an approved PUD <br /> development plan for Village Two of the Garden Villages development, to <br /> replace 153 townhouse units with 147 cluster-type single-family detached <br /> units on a vacant, 13.8-acre site located at the easternmost terminus and <br /> south side of Stoneridge Drive, both sides of Dennis Drive, and the north <br /> side of the Kaiser quarry, subject to the conditions shown on Exhibit "C", <br /> attached hereto and incorporated herein by this reference. <br /> <br /> <br />
