PLANN1NG COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-99-14 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF PASSPORT <br />HOMES FOR PUD REZON1NG AND DEVELOPMENT PLAN APPROVAL, AS FILED <br />UNDER CASE PUD-98-08 <br /> <br />WHEREAS, <br /> <br />Passport Homes has applied for Planned Unit Development rezoning to <br />PUD-RDR/PHS (Planned Unit Development - Rural Density Residential/Public <br />Health and Safety) and development plan approval of an approximately 64-acre <br />site into six new single-family residential lots and one open space lot to be <br />dedicated to the East Bay Regional Park District located at 11115 Dublin Canyon <br />Road; and <br /> <br />WHEREAS, <br /> <br />zoning for the property is PUD-LDR/RDR/PHS (Planned Unit Development - <br />Low Density Residential/Rural Density Residential/Public Health and Safety); <br />and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearing of February 10, 1999, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff, recommended approval of the proposed negative declaration <br />prepared for Case PUD-98-08; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The project would include the installation of public utility systems and street <br />improvements to serve the six new residential units. Adequate storm drain, <br />sanitary sewer, and water service facilities are present in the area surrounding the <br />development. The project would include the installation of all required on-site <br />utilities with connections to municipal systems in order to serve the site. The <br />extension of Crosby Drive would be designed to a City standard of 32 feet. The <br />existing driveway would serve as an EVA for this development and help to <br />provide altemative emergency access to The Preserve and for the East Bay <br />Regional Park District. <br /> <br /> <br />
