EXHIBIT A <br /> <br /> <br /> <br />RESOLUTION NO. PC-2025-08 <br /> <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON APPROVING A MINOR AMENDMENT TO VESTING TENTATIVE <br />TRACT MAP 8676 TO INCLUDE PRIVATE STREET NAMES FOR A HOUSING <br />DEVELOPMENT AT 2025 SANTA RITA ROAD <br />[CASE NOS. P23-0332 AND VTM 8676] <br /> <br /> <br />WHEREAS, City Ventures applied for Design Review approval and Vesting Tentative <br />Map 8676 for an approximately 1.96-acre site located at 2025 Santa Rita <br />Road ("Property") to create one for condominium purposes with 42 <br />condominium units, common area, open space, and a bio-retention area; <br />and <br /> <br />WHEREAS, zoning for the property is C-F (Freeway Interchange Commercial District), <br />with Housing Opportunity Zone overlay and the General Plan designation <br />is Commercial, with a Housing Element Site Overlay (HESO); and <br />WHEREAS, on November 8th, 2023, the City Council approved applications for Design <br />Review, as filed under case No. P23-0332 and Vesting Tentative Map <br />8676; and <br /> <br />WHEREAS, the Property and entitlements for the housing development at 2025 Santa <br />Rita Road have been acquired by Tri Pointe Homes (“the Applicant”). The <br />applicant has applied for a minor amendment to the Vesting Tentative <br />Map 8676 to include private street names for the approved housing <br />development (“the Project”); and <br /> <br />WHEREAS, on April 23, 2025, the Planning Commission held a duly noticed public <br />meeting to consider the Project and staff recommendations, all public <br />comments and testimony, and findings. <br /> <br />NOW, THEREFORE BE IT RESOLVED by the Planning Commission of the City of <br />Pleasanton, that prior to taking action of the Project, and at a properly <br />noticed public meeting, the Planning Commission reviewed oral staff <br />reports, took testimony and received into the record all pertinent <br />documents related to the Project (collectively the “Record Evidence”). The <br />Planning Commission’s determination is based on the Record Evidence, <br />which is incorporated into this resolution by reference. <br /> <br />BE IT FURTHER RESOLVED by the Planning Commission of the City of Pleasanton: <br /> <br />Section 1. The proposed minor amendment to Vesting Tentative Tract Map 8676 to <br />include private street names is within the scope of the Section 15183 Consistency <br />Checklist prepared under the California Environmental Quality Act (CEQA) for Design <br />Docusign Envelope ID: 72449805-813A-435D-81E3-CCB6C7924E85
