PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-2003-01 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />MARK AROLA AND JON MCCURDY FOR A MAJOR MODIFICATION TO <br />AN APPROVED PLANNED UNIT DEVELOPMENT, AS FILED UNDER <br />CASE PUD-Ol -1 M <br />WHEREAS, Mark Arola and Jon McCurdy have applied for a major modification to an <br />approved Planned Unit Development (PUD-O1) to modify the lotting <br />pattern and to create design guidelines in place of building designs for six <br />lots on a 4.2-acre site located at 2503 Vineyard Avenue; and <br />WHEREAS, the property is zoned PUD-LDR (Planned Unit Development -Low <br />Density Residential) District; and <br />WHEREAS, at its duly noticed public hearing of January 8, 2003, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, a Negative Declaration was prepared and adopted for PUD-O1; and <br />WHEREAS, there are no substantial changes to the project or to the circumstances <br />under which the project is undertaken that involve new significant <br />environmental effects or substantially increase the severity of previously <br />identified effects, and there is no new information of substantial <br />importance not known at the time the Negative Declaration was adopted <br />regarding the project or its effects, mitigation measures, or alternatives; <br />therefore, no additional environmental documentation was prepared for <br />this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />The modified development plan is in the best interests of the public <br />health, safety, and general welfaze. <br />The proposed development plan is designed in conformance with the <br />Pleasanton General Plan designations for this site and all other relevant <br />policies and programs. The project developer would provide all public <br />street infrastructure including water, storm, and sanitary sewer lines. The <br />proposed project as designed and conditioned meets all applicable City <br />standards concerning public health, safety, and welfare, e.g., vehicle <br />access, geologic hazards, and flood hazards. <br />
