L <br /> <br />3) <br /> <br />Process assembled documents with applicable <br />credit and lending agency to obtain required <br />approvals. <br /> <br />4) <br /> <br />Assist purchaser to select any floor, <br />appliance or counter top colors for installa- <br />tion in new home and pass information on to <br />building company. <br /> <br />5) <br /> <br />Arrange final walkthrough inspection with <br />purchaser and member of building company <br />prior to home occupancy. <br /> <br />6) <br /> <br />Arrange for purchaser, final loan papers, <br />money and all other requirements to come <br />together at an appointed time to sign final <br />papers and purchase home. <br /> <br />C) Compliance with conditions can be assured by the <br /> following: <br /> <br />1) Contractural obligation with City of Pleasanton <br /> for-for sale units. <br /> <br />2) <br /> <br />Deed restriction with third party beneficiary <br />as Vintage Terrace Homeo~ers Association in <br />position as internal rent control board, <br />impowered to bring action for relief owing <br />to violation of rental guidelines and agreements. <br /> <br /> The question of continuing and on-going compliance is the <br />object of these proposals. The issue is one of trust but also <br />enforcement. Speculators must be discouraged and the program <br />carried to those for whom it was intended and designed. <br /> <br /> The proposals as presented are tried and proven procedures <br />to accomplish the goals of prior paragraph. They, of course, <br />will be refined into more substantive detail upon selection. <br /> <br /> If you have any further questions or comments, please <br />contact.
