the time of any delays in commencement or completion which <br /> result from conditions beyon~ MORRISON's reasonable control. <br /> <br /> 3. Exhibit A identifies the improvements in the <br /> order of priority in which they are to be accomplished. <br /> MORRISON and CITY will amend Exhibit A as necessary to avoid <br /> <br />· partial completion of improvements, or to add or delete <br /> improvements, as may be desirable because of the limitation <br /> of $100,000.00 cost on MORRISON's obligation. <br /> <br /> 4. "Cost", as used herein, shall be without any <br /> profit to MORRISON but shall include all of MORRISON's <br /> direct and indirect costs of the improvements, including but <br /> not limited to <br /> <br /> (a) fees of architects, engineers, planners, <br /> and other consultants; and <br /> <br /> (b) labor, services, materials and equipment <br /> furnished directly by MORRISON or supplied by others. <br /> Materials furnished directly by MORRISON shall be <br /> credited at MORRISON's cost; equipment 'supplied directly <br /> by MORRISON shall be credited at prevailing rental rates; <br /> labor and services furnished directly by MORRISON shall <br /> be credited at the direct payroll cost, including <br /> "fringe" benefits, of MOP~RISON.
