EXHIBIT"A" <br /> <br />CONDITIONS OF APPROVAL <br />CASE Z-81-143 <br /> <br />10. <br /> <br />That the development be substantially as shown on the <br />site plan, elevations and landscape plan, Exhibit A, <br />on file with the Planning Division. <br /> <br />That the developer receive approval from DSRSD for [he <br />paving of the sewer easement which runs alon~ the <br />eastern side of the subject property. <br /> <br />That the open storage area shall at least be gravelled <br />at this time and shall be paved to City standards if <br />in the future it is deemed nuisanc~ creating by the <br />City Engineer. because of dust, mud or other factors. <br /> <br />That at least some of the oleanders in ~e front setback <br />area along Johnson Drive shall be replaced with other <br />varieties of plants and a final landscape plan shall be <br />submitted to the Planning Division for approval prior <br />to issuance of a building permit. <br /> <br />That the <br />the City <br />tact the <br /> <br />development shall meet all requirements of <br />Fire Code. The applicant is advised to con- <br />Fire Marshal for further information. <br /> <br />That the <br />shall be <br />prior to <br /> <br />colors of both buildings and the masonry wall <br />submitted to the Planning Division .for approval <br />issuance of a building permit. <br /> <br />That the street number of the buildings be posted so <br />as to be easily seen from the street at all times, day <br />and night. <br /> <br />That all ducts, meters, air conditioning equipment, and <br />any other mechanical equipment, whether on the structure, <br />on the ground, or elsewhere, be effective%y ~greened <br />from view with materials architecturally compatible <br />with the main structure. <br /> <br />That all mechanical equipment be constructed in such a <br />manner that noise emanating from it will not be per- <br />ceptible at or beyond the property plane of the subject <br />property in a.normal environment for that zoning district. <br /> <br />That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights-of-~gay. <br /> <br />-1- <br /> <br /> <br />
