EXHIBIT "A"

<br />Easements to construct and maintain all public service facilities including
<br />slopes, conduits, storm drains, street trees, Street signs, sidewalks, gas and
<br />water mains, and all public utilities and any and all appurtenances to the
<br />above, over, under, along and across those portions of Parcel Map 3858 filed
<br />August 13, 1982, in Book 135, of Maps, Pages 49 through 56, inclusive, in the
<br />office of the County Recorder of Alameda County as further described on
<br />Exhibits "B" & "C" attached, designated as C.A.E. or Common Area Easement,
<br />reserving, however, to themselves and their Successors and assigns the
<br />following:

<br />The right to construct, maintain, reconstruct or repair all storm
<br />drains, trees, water, gas and electric lines, driveways, landscaping,
<br />irrigation systems, signs, and all appurtenances thereto for the
<br />purposes of future conveyance of this right to the Hacienda Business
<br />Park Owner's Association, a corporation or others.

<br />All that real property situated in the City of Pleasanton, County of Alameda,
<br />State of California, more particularly described as follows:

<br />Portions of Lots A,B,C,D and E, as said lots are shown on Parcel Map 3858,
<br />Hacienda Business Park, recorded August 13, 1982 in Book 135 of Maps at pages
<br />49 through 56, Office of the Alameda County Recorder, more particularly
<br />described as follows:

<br />A portion of Lot A, as shown on Exhibit "B" attached, as said lot is shown on
<br />said map, more particularly described as follows:

<br />BEGINNING at the most southwesterly corner of said lot; thence along the

<br />thence leaving said line South 88 degrees 21 minutes 09 seconds East 102.22
