30. <br /> <br />31. <br /> <br />32. <br /> <br />33. <br /> <br />35. <br /> <br />36. <br /> <br />That the developer acknowledges that the City of Pleasanton <br />does not guarantee the availability of sufficient sewer <br />capacity to serve this development by the approval of <br />this case, and that the developer agrees and acknowledges <br />that building permit approval may be withheld if sewer <br />capacity is found by the City not to be available. <br /> <br />That all buildings and/or structures must comply with all <br />codes and ordinances in effect at the t~me required permits <br />are issued by the Building.Division. <br /> <br />That the location of any pad mounted transformers shall <br />be subject to approval by the Planning Division prior to <br />issuance of a building permit. Generally speaking such <br />transformers shall not be located between any street and <br />the front of a building. <br /> <br />That the developer submit a site development plan in <br />accordance with the Survey Ordinance (Article 3, Chapter 3, <br />Title II) and that these plans be approved by the City <br />Engineer prior to the issuance of a building permit. <br /> <br />That the site development plan include all required <br />informationto design and construct site, grading, <br />paving and drainage. <br /> <br />That the paving sections for the parking and drive <br />areas be designed on the basis of an R-Value test and <br />a Traffic Index to carry the anticipated traffic load. <br />This design shall be subject to the approval of the <br />City Engineer. The minimum paving section shall be <br />2" A.C. on 6" A.B. The minimum A.C. pavement slope <br />shall be 1%. <br /> <br />That the developer's contractor obtain an encroachment <br />permit from the City prior to the beginning of con- <br />struction. <br /> <br />That the developer pay any and all fees that the <br />property may be subject tot <br /> <br /> <br />
