For property designated on the land use map as "Commercial and Offices," <br />floor area per acre will vary up to a maximum of 32,670 sq.ft. per acre (FAR=0.T5). <br />An exception to this maximum floor area ratio shall be the Central business <br />district where floor area per acre can reach 130,680 sq.ft., for an FAR of <br /> <br />Commercial and office district zoning provides for a series of FAR limitations <br />below 0.75 based on specific zoning classifications other than PUD or C-R. <br />Neighborhood Commercial zoned projects (chiefly shopping centers of three to <br />eight acres in size) are limited to an FAR of 0.30, Commercial Freeway zoned <br />projects to an FAR of 0.40 and standard Office zoned projects to an FAR of <br /> <br />It is anticipated that the most intense commercial and office development <br />outside the central business district will occur in PUD and C-R zoned areas. <br />Subject to City review procedures, projects in these areas will tend to reach <br />higher floor area ratios, typically ranging from 0.40 to 0.75 FAR. <br /> <br />Areas designated "General and Limited Industrial" shall be limited to 43,560 <br />sq.ft. per acre, or an FAR of 1.0. Generat Industrial zones are limited to an <br />FAR of 1.0 representing a maximum of 43,560 sq.ft. per acre. Industrial Park <br />zones are limited to an FAR of 0.50, representing a maximum of 21,780 sq.ft. <br />per acre. <br /> <br />Areas designated "Industrial/Commercial and Offices," allowing commercial <br />and offices with General and Limited Industrial as mixed uses, shall be limited <br />to maximum floor area ratios indicated above for the "Commercial and Offices" <br />areas and "General and Limited Industrial" areas, depending upon the uses of <br />indivudal sites. For instance, a commercial or office project under PUD zoning <br />with an "Industrial/Commercial and Offices" designation may reach an FAR of <br />.75, while an industrial project on the same site may reach an FAR of 1.0. The <br />total FAR for any single mixed use project, commonly referred to as a "business <br />perk," shall be established at the time of project approval. Most business parks <br />are anticipated to be limited to total FAR of 0.50 considering the entire area of <br />the business park. Individual lots within such business parks may exceed this <br />average, as allowed by the regulations approving the project, so long as the <br />General Plan limitations are not exceeded. <br /> <br />Actual anticipated development will vary widely within the ranges discussed <br />above.
