Ponderosa is the owner of that certain real property <br />located in the City of Pleasanton, Alameda County, California, more <br />particularly described in Exhibit "A" attached hereto (the "Prop- <br />erty"). <br /> <br /> 2. The City of Pleasanton ("City") is a municipal corpora- <br /> <br />tion. <br /> <br /> 3. Ponderosa hereby grants to City an easement in gross <br />("Easement") as hereinafter described. <br /> <br /> 4. The Easement granted herein consists of: <br /> <br /> (a) An easement for ingress and egress over and across <br /> <br />the Property at its intersection with that certain street known as <br /> <br />Corte de Flores as shown on Tract 5256 filed for record in the <br />Official Records of Alameda County, California on July 7, 1984 in <br />Book 145 of Maps, at Page 85. <br /> <br />Property. <br /> <br />(b) An easement for public recreation over and across the <br /> <br />replace landscaping improvements, including trees, <br />berms, turf and irrigation system on the Property. <br /> <br />(c) An easement to install, maintain, service, repair and <br /> <br /> shrubs, earth- <br /> <br /> <br />
