The developer shall dedicate, to the <br />City, the right-of-way necessary for this pedestrian <br />pathway (Parcel A). <br /> <br />Construct a twenty foot (20') wide emergency access <br />road along the south bank of the Arroyo Mocho from <br />the proposed Sutter Gate cul-de-sac to "Marian <br />Court". This access road shall be designed and <br />constructed to the satisfaction of the City Engineer <br />and the Fire Chief and shall include, but is not <br />necessarily limited to the following: <br /> <br />(1) <br /> <br />A twenty foot (20') wide paved surface <br />capable of supporting fire engines during <br />wet weather conditions. <br /> <br />(2) Rolling chain link gates at each ehd with <br /> the capability of automatic actuation. <br /> <br />(3) Minimum 45' radius turns with adequate <br /> sight clearance. <br /> <br />Installation of a temporary bicycle/pedestrian pathway, <br />to the satisfaction of the City Engineer, from the end of <br />the bike/ped pathway at Lot 25 to the existing terminus <br />of Sports Park Drive." <br /> <br />Tile developer shall keep accurate costs records of the above- <br />described imp~:ovements, 33a. thru 33d., to the satisfaction <br />c.f t!!q.
