Green Building Measures: The applicant shall implement the GreenPoint Checklist and the staff analysis of the checklist Exhibit D.1 and Exhibit D.2, respectively with the design and construction of the units covered by this approval. The applicant shall submit a list of all green building measures used in the design and construction of the units covered by this approval to the Planning Division for review and approval with the building permit plans and application. The units shall be designed and constructed to meet or exceed a goal of 100 points using the ACWMA's GreenPoints rating system, with a minimum of 10 points in each category (Resources, Energy, and IAQ /Health) but no less than 75 Green Points as the minimum. The final GreenPoints measures and programs shall be stated on the building permit plans to the satisfaction of the Planning Division. Standard Conditions: Building Conditions The applicant shall obtain a building permit from the Building and Safety Division and any other applicable City permits for the development prior to the commencement of any construction including grading. 10. The applicant shall pay any and all fees to which the property may be subject prior to issuance of a building permit. The type and amount of the fees shall be those in effect at the time the building permit is issued. 11. The building permit plan check materials will be accepted for submittal only after the ordinance covering this modification becomes effective, unless after the ordinance is adopted the applicant submits a signed statement acknowledging that the plan check fees may be forfeited in the event that the ordinance is overturned or that the design is significantly changed. In no case will a building permit be issued prior to the effective date of the ordinance. 12. The applicant shall submit two copies of the site soils report to the Building and Safety Division for review before the issuance of a grading permit. 13. The three structures covered by this approval shall be constructed to meet Title 24 state energy requirements, and to comply with all codes and ordinances in effect before the Building and Safety Division will issue permits. 14. The three structures covered by this approval shall be designed and constructed to meet the City's interior noise standards. The applicant shall provide an analysis of noise levels and building design measures to attenuate noise with the building permit plan set for the review by the Planning and Building and Safety Divisions.
