Green Building Measures: <br />The applicant shall implement the GreenPoint Checklist and the staff analysis of <br />the checklist Exhibit D.1 and Exhibit D.2, respectively with the design and <br />construction of the units covered by this approval. The applicant shall submit a <br />list of all green building measures used in the design and construction of the <br />units covered by this approval to the Planning Division for review and approval <br />with the building permit plans and application. The units shall be designed and <br />constructed to meet or exceed a goal of 100 points using the ACWMA's <br />GreenPoints rating system, with a minimum of 10 points in each category <br />(Resources, Energy, and IAQ /Health) but no less than 75 Green Points as the <br />minimum. The final GreenPoints measures and programs shall be stated on the <br />building permit plans to the satisfaction of the Planning Division. <br />Standard Conditions: <br />Building Conditions <br />The applicant shall obtain a building permit from the Building and Safety Division <br />and any other applicable City permits for the development prior to the <br />commencement of any construction including grading. <br />10. The applicant shall pay any and all fees to which the property may be subject prior <br />to issuance of a building permit. The type and amount of the fees shall be those <br />in effect at the time the building permit is issued. <br />11. The building permit plan check materials will be accepted for submittal only after <br />the ordinance covering this modification becomes effective, unless after the <br />ordinance is adopted the applicant submits a signed statement acknowledging <br />that the plan check fees may be forfeited in the event that the ordinance is <br />overturned or that the design is significantly changed. In no case will a building <br />permit be issued prior to the effective date of the ordinance. <br />12. The applicant shall submit two copies of the site soils report to the Building and <br />Safety Division for review before the issuance of a grading permit. <br />13. The three structures covered by this approval shall be constructed to meet Title <br />24 state energy requirements, and to comply with all codes and ordinances in <br />effect before the Building and Safety Division will issue permits. <br />14. The three structures covered by this approval shall be designed and constructed <br />to meet the City's interior noise standards. The applicant shall provide an <br />analysis of noise levels and building design measures to attenuate noise with the <br />building permit plan set for the review by the Planning and Building and Safety <br />Divisions. <br />Page 3 of 7 <br />
