58. The project developer shall deposit a labor and materials and performance bond with the <br />City of Pleasanton to ensure completion of any required public improvements. This <br />bond shall be in a standard form approved by the City Attorney and shall be in an <br />amount satisfactory to the City Engineer. <br />59. The project developer shall submit a final grading and drainage plan prepared by a <br />licensed civil engineer depicting all final grades, pad and finished floor elevations, and <br />on-site drainage control measures. This plan shall be subject to the review and approval <br />of the City Engineer, Director of Community Development, and Chief Building Official <br />prior to the issuance of any building permits. <br />60. The project developer shall submit a refundable cash bond for hazard and erosion <br />control prior to issuance of an Engineering or Building and Safety Division permit. The <br />amount of this bond will be determined by the City Engineer. <br />61. The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br />62. The project developer shall submit a dust control plan or procedure as part of the <br />improvement plans. <br />63. The design of the water supply and sanitary sewer systems shall be subject to the <br />review and approval of the City Engineer. <br />64. Approval of the storm drainage system shall be subject to the review and approval of the <br />City Engineer that the system is adequate, connects to an approved point of discharge, <br />meets any and all applicable requirements of the Alameda County Flood Control District <br />- Zone 7, meets any and all applicable requirements of the Federal Emergency <br />Management Flood Hazard Program, and meets the immediate and long-range <br />requirements of this development. <br />65. The project developer shall submit detailed landscape and irrigation plans as part of the <br />improvement plans. The plant species shall be of adrought-tolerant nature with an <br />irrigation system, such as a drip system, that maximizes water conservation throughout <br />the development. These plans should include, where applicable, a street tree planting <br />plan and landscape plans for buffer strips and any right-of-way landscape areas. The <br />irrigation plan shall provide for automatic controls. <br />66. Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the project <br />developer. This shall include slurry seal, overlay, or street reconstruction if deemed <br />warranted by the City Engineer. <br />67. The project developer's contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br />68. Prior to the first plan check, the applicant's engineer/surveyor shall submit a preliminary <br />copy of the Final Map or Parcel Map (whichever is applicable) along with a preliminary <br />copy of the title report and a copy of the adjoining deeds and/or recorded maps to the <br />City. The City will forward these documents to its consultant who will estimate the cost <br />for examining the map and certifying that the map is technically correct and in <br />accordance with Section 66442 of the California Subdivision Map Act.
