to utilization of the currently unused area between the hallway and room <br />number 4. <br />7. Prior to issuance of a business license, the applicant shall contact the Building <br />and Safety Division and the Fire Marshal to ensure that the proposed use of the <br />tenant space meets Building Code and Fire Code requirements, if applicable. If <br />required, the applicant shall obtain a building permit. No changes to the exterior <br />of the building shall be made without prior approval from the Planning Division. <br />8. The applicant and instructors shall obtain individual Business Licenses from the <br />City of Pleasanton prior to conducting lessons. <br />9. The applicant shall pay any and all fees to which the proposed application may <br />be subject prior to issuance of building permits. The type and amount of the fees <br />shall be those in effect at the time the building permit is issued. <br />10. Within 30 days of this approval, the applicant shall prepare a flyer to be approved <br />by the Planning Division and shall be distributed to all existing and future patrons <br />and instructors. The flyer shall state the following items, and they shall be <br />considered as conditions of approval for this project: <br />• Music studio patrons (students and parents) should use the parking <br />spaces provided on the south side of the parking court for parking (loading <br />and unloading of children) or the on-street parking spaces located along <br />Quarry Lane only. The instructors shall be advised to park on the street. <br />Patrons and instructors are asked to have courteous conduct and be <br />mindful of adjacent property owners' concerns when driving to and from <br />the site, when waiting for their children, and when parking. <br />Patrons and instructors are advised to not park on the neighboring <br />property (1236 Quarry Lane) or block access to other businesses. <br />Under no circumstances shall patrons or instructors honk the car horn, <br />double-park, park in the middle of the parking lot or other wise block <br />access to the parking lot, leave engines running, or park the wrong way on <br />Quarry Lane while dropping-off or picking-up children from the music <br />studio. <br />Under no circumstances shall patrons or instructors loiter on neighboring <br />property. Patrons and instructors must utilize the waiting area inside the <br />facility or the area directly in front of the studio suite. <br />11. The applicant shall retain a signed agreement for each patron and instructor of <br />the facility acknowledging receipt of the flyer and acceptance of the regulations. <br />The signed agreements shall be made available to the City upon request. <br />
