EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PCUP-154, Rimma Radavcya, Radavcya Music Studio <br />1228 Quarry Lane, Suite A <br />April 19, 2006 <br />The location and operation of the proposed use shall conform substantially to <br />Exhibit A (the floor plans and details of operation), dated "Received, Iebruary 14, <br />2006", on file with the Planning Department, except as modified by the following <br />conditions of approval. Minor changes to the approved operation and schedule may <br />be approved by the Planning Director if lound to be in substantial compliance with <br />the proposal. <br />2. I'he operation of the training center shall be limited to the following hours: <br />Monday through Sunday: 10:00 a.m. - 9:00 p.m. <br />3. If additional hours and activities beyond what was stated in the applicants statement <br />of operation. dated "February 14, 2006", on flc in the Planning Department, are <br />desired, prior City review and approval is required. Such modification may be <br />approved by the Planning Director if found to be in substantial conformance with he <br />approval. The Planning Director may also refer the matter to the Planning <br />Commission of the proposed changes would be significant. <br />4. l f operations of this use permit results in conflicts pertaining to parking, interior or <br />exterior noise, traffic/circulation, or other factors, at the discretion of the Planning <br />Director, this conditional use permit may be referred to the Planning Couunission for <br />their review at a public hearing. If necessary, the Planning Commission may modify <br />or add conditions of approval to mitigate such impacts, or may rcvol<e the said <br />conditional use permit approval. Possible mitigation measures may include changing <br />the hours of operation, or other measures deemed necessary. <br />5. Prior to issuance of a business license, the applicant shall contact the [3uilding and <br />Safety llivision and the Fire Marshall to ensure that the proposed use of the tenant <br />space meets Building Code and Firc Code requirements, if applicable. [f required, the <br />applicant shall obtain a building permit No changes to the exterior of the building <br />shall be made without prior approval from the Planning Department. <br />6. The applicant shall pay any and all fees to which the proposed application may be <br />subject prior to issuance of building permits. The type and amount of the fees shall <br />be those in effect at the time the building permit is issued. <br />7. This conditional use permit approval will lapse one (1) year from the effective date of <br />approval unless the trade school receives a business license. <br />
