January 20, 2009 <br />CITY OF PLEASANTON PLANNING COMMISSION <br />I would like to comment on the Vineyard Villa Vesting Tentative Map meeting <br />scheduled for January 28, 2009. <br />I and others here hope that this conversion will not take place. Whether a tenant <br />buys or continues to rent, the "bottom line" of this request is that, one way or another, the <br />park owner will be allowed to demand a great deal of money from each resident. (the <br />figure tentatively mentioned is $200,000 per lot ). Most of us do not have this kind of <br />money and getting a loan and trying to pay it back would be next to impossible for us. <br />Many of us moved here as we did not want to "own" anymore and be placed on <br />tax rolls, and this "ownership" is not really ownership but only the airspace over a " 2 x 4 <br />piece of dirt. We would also be controlled by a Homeowners Association and unknown <br />costs of living in a 37-year-old park. While residents can continue to rent, their rent will <br />be greatly increased if they aze not low income (double or triple), and all renters will be <br />required to buy the lot in order to sell their homes. This will make it very difficult or <br />impossible to sell, and the resident would probably lose everything. <br />One of the reasons many residents live here is that mobile homes aze less <br />expensive than other homes, and a lot of us have very limited incomes. Those of us on <br />pensions may lose them. We are lucky to pay our rent, let alone a demand for $200,000 <br />(or more) to contribute to our owner's large wealth. This situation would be bad in <br />normal times but is disaster in the current economy. <br />Our owner, Mr. Guggeheim. has expensive lawyers, and all correspondence is <br />well-worded in his interest. We do not have the finances to compete. We aze very much <br />dependent on our City for protection, and greatly appreciate their concern and help, <br />The Planning Commission has the power to prevent this conversion. Please do <br />not let this Tentative Map go forwazd.
