Ordinance No. 1987 <br />83. <br />The final number and location of the sidewalk “bulb outs” at corner lots in the <br />development (e.g., Lots 26, 52, 77, and 99) shall be subject to the review and <br />approval of the City Engineer and Director of Community Development <br /> <br />84. <br />Unless otherwise approved by the City Engineer, the storm drainage from each <br />lot shall be directed to the street or to an approved storm drain system in <br />accordance with Sections 2907(b)(5) and 7012(d) of the 1988 Uniform Building <br />Code. <br /> <br />85. <br />Unless otherwise approved by the City Engineer, all fill and cut slopes shall be <br />3:1 horizontal to vertical or less. <br /> <br />86. <br />All utilities required to serve the proposed development on-site shall be installed <br />underground in a joint utility trench, unless otherwise determined by the City <br />Engineer. <br /> <br />87. <br />The project developer shall comply with the recommendations of the <br />geotechnical report entitled “Geotechnical Investigation, Ponderosa Active Adult <br />Community” prepared by Cornerstone Earth Group, dated January 21, 2008. <br />The project developer's geotechnical consultant shall review and approve all <br />foundation, retaining wall, and drainage geotechnical aspects of the final <br />development plans to ensure that the recommendations have been properly <br />incorporated into the development. The consultant shall certify by writing on the <br />plans or as otherwise acceptable to the Chief Building Official that the final <br />development plan is in conformance with the geotechnical report approved with <br />the project <br /> <br />88. <br />The project developer shall arrange and pay for the geotechnical consultant to <br />inspect and approve all foundation, retaining, and wall and drainage geotechnical <br />aspects of project construction. The consultant shall be present on site during <br />grading and excavation operations. The results of the inspections and the as- <br />built conditions of the project shall be certified in writing by the geotechnical <br />consultant for conformance to the approved plans and geotechnical report and <br />submitted to the City Engineer and Chief Building Official for review and approval <br />prior to occupancy. <br /> <br />89. <br />Unless otherwise approved by the City Engineer, building permits for Lots 31 <br />through 42 that back up to the Zone 7 lake (former quarry pit) shall not be issued <br />until such time as Zone 7 or the former quarry owner completes the necessary <br />mitigation to ensure the bank of the lake is stable or unless pier and grade beam <br />foundations are used for these homes. <br /> <br />90. <br />The project developer shall install street frontage improvements per <br />Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of <br />the City Engineer. These improvements may include, but are not necessarily <br />limited to, grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, <br />water facilities, street lighting, underground utilities, traffic control devices, <br />landscaping, and automatic irrigation systems. <br /> <br />
