Ordinance No. 1987 <br />Green Building <br /> <br />49. <br />The approved green building checklist shall be shown on one of the first two <br />pages of the house plans submitted for the issuance of a building permit. The <br />sheet number(s) where each checklist item is addressed in the plan set shall be <br />noted on the checklist. All proposed green building measures shall be shown <br />throughout the plan set, as appropriate, as determined by the Director of <br />Community Development and the Chief Building Official. <br /> <br />50. <br />The Building and Safety Division may require special inspections for the green <br />building measures proposed. If required, the applicant shall provide verification <br />to the Planning Division clearly stating that the Building and Safety Division has <br />inspected and approved all applicable special inspections relating to green <br />building measures. Said verification shall be provided prior to occupancy of the <br />home. <br /> <br />51. <br />The applicant shall implement the following measures with the construction of the <br />structures covered by this approval so that roof-mounted photovoltaic systems <br />can be installed in the future: <br /> <br />a. Install electrical conduit and pull string from the roof/attic areas to the <br />building’s main electrical panels; <br /> <br />b. Engineer the roof trusses to handle an additional load as determined <br />by a structural engineer to accommodate the additional weight of a <br />prototypical photovoltaic system beyond that anticipated for roofing; <br />and <br /> <br />c. Provide an area near the electrical panel for the “inverter” required to <br />convert the direct current output from the photovoltaic panels to <br />alternating current. <br /> <br />These measures shall be indicated on the building permit plan sets. <br /> <br />Building Conditions <br /> <br /> <br />52. <br />All future dwelling units in the development shall be constructed to meet Title 24 <br />state energy conservation requirements. <br /> <br />53. <br />All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building and Safety Division will issue permits. <br /> <br />54. <br />The project developer shall submit plot plans for each of the residential lots <br />showing building setbacks and a topographic plan showing grading and <br />drainage. Pad elevations, finish floor elevations, retaining walls, easements, and <br />maximum height of the highest structure are to be indicated on the plan. All <br />residential plot plans shall show compliance with 2907(d) and 70012(d) of the <br />Uniform Building Code. <br /> <br />
