Ordinance No. 1987 Green Building 49. The approved green building checklist shall be shown on one of the first two pages of the house plans submitted for the issuance of a building permit. The sheet number(s) where each checklist item is addressed in the plan set shall be noted on the checklist. All proposed green building measures shall be shown throughout the plan set, as appropriate, as determined by the Director of Community Development and the Chief Building Official. 50. The Building and Safety Division may require special inspections for the green building measures proposed. If required, the applicant shall provide verification to the Planning Division clearly stating that the Building and Safety Division has inspected and approved all applicable special inspections relating to green building measures. Said verification shall be provided prior to occupancy of the home. 51. The applicant shall implement the following measures with the construction of the structures covered by this approval so that roof-mounted photovoltaic systems can be installed in the future: a. Install electrical conduit and pull string from the roof/attic areas to the building’s main electrical panels; b. Engineer the roof trusses to handle an additional load as determined by a structural engineer to accommodate the additional weight of a prototypical photovoltaic system beyond that anticipated for roofing; and c. Provide an area near the electrical panel for the “inverter” required to convert the direct current output from the photovoltaic panels to alternating current. These measures shall be indicated on the building permit plan sets. Building Conditions 52. All future dwelling units in the development shall be constructed to meet Title 24 state energy conservation requirements. 53. All building and/or structural plans must comply with all codes and ordinances in effect before the Building and Safety Division will issue permits. 54. The project developer shall submit plot plans for each of the residential lots showing building setbacks and a topographic plan showing grading and drainage. Pad elevations, finish floor elevations, retaining walls, easements, and maximum height of the highest structure are to be indicated on the plan. All residential plot plans shall show compliance with 2907(d) and 70012(d) of the Uniform Building Code.
