54. Units 2 and 3 shall be equipped with automatic fire suppression system <br />(sprinklers). If the existing unit's interior is demolished to the studs, then <br />residential sprinklers shall be required. Plans and specifications for the automatic <br />fire sprinkler system shall be submitted to the Building and Safety Division for <br />review and approval prior to installation. The fire alarm system, including water <br />flow and valve tamper, shall have plans and specifications submitted to Fire <br />Prevention for review and approval prior to installation. All required inspections <br />and witnessing of tests shall be completed prior to final inspection and occupancy <br />of the building. <br />55. The project developer shall keep the site free of fire hazards from the start of <br />lumber construction until the final inspection. <br />56. Prior to any construction framing, the project developer shall provide adequate <br />fire protection facilities, including, but not limited to a water supply and water flow <br />in conformance to the City's Fire Department Standards, able to suppress a <br />major fire. <br />ENGINEERING DIVISION <br />57. The applicant shall pay apro-rata share of the cost of undergrounding the <br />existing overhead utilities across the frontage on the development as determined <br />by the City Engineer unless otherwise approved by the City Engineer. Said <br />payment shall be due prior to the submittal of the parcel map to the City Engineer <br />for approval. <br />The existing overhead utilities servicing the existing homes and any new house <br />shall be undergrounded from the nearest utility pole (as designated by the Utility <br />Company). <br />Parcel Map Requirements: <br />58. A parcel map shall be required to subdivide the property into 3 lots. With the <br />parcel map, the project developer shall set forth the maintenance areas of the <br />proposed development and maintenance responsibilities. The project developer <br />shall record CC&R's at the time of recordation of the final map which shall create <br />a maintenance association for the development. The CC&R's shall be subject to <br />the review and approval of the City Attorney prior to recordation of the final map. <br />The maintenance association shall be responsible for the maintenance of all <br />private utilities, the common access driveway, and other common areas and <br />facilities on the site. The City shall be granted the rights and remedies of the <br />association, but not the obligation, to enforce the maintenance responsibilities of <br />the property owners association. <br />10 <br />
