submitted to the City Engineer and Chief Building Official for review and approval prior to occupancy. 89. Unless otherwise approved by the City Engineer, building permits for Lots 31 through 42 that back up to the Zone 7 lake (former quarry pit) shall not be issued until such time as Zone 7 or the former quarry owner completes the necessary mitigation to ensure the bank of the lake is stable or unless pier and grade beam foundations are used for these homes. 90. The project developer shall install street frontage improvements per Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of the City Engineer. These improvements may include, but are not necessarily limited to, grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, water facilities, street lighting, underground utilities, traffic control devices, landscaping, and automatic irrigation systems. 91. The design for the line, grade, and structural sections for the streets serving this development shall be subject to final review and approval by the City Engineer. 92. The project developer shall submit a refundable cash bond for hazard and erosion control prior to issuance of an Engineering or Building and Safety Division permit. The amount of this bond will be determined by the City Engineer. 93. The project developer/subdivides shall deposit a bond with the City of Pleasanton to ensure completion of any required improvements (installation of all common open space and recreational improvements, private streets, street trees, common infrastructure improvements, etc.). The project developer shall provide an itemized cost estimate of said improvements, to be submitted with the bond, for the review and approval the City Engineer prior to issuance of building permits. The bond shall be returned to the project developer upon acceptance of said improvements by the City Engineer. This bond shall be in a standard form approved by the City Attorney. 94. The applicant shall post with the City prior to approval of final map, an additional performance bond for all subdivision improvements that are not to be accepted by the City of Pleasanton. 95. The project developer shall grant an easement to the City over those parcels needed for public service easements (P.S.E.) and which are approved by the City Engineer or other easements, which may be designated by the City Engineer. 96. The project developer's contractor(s) shall obtain an encroachment permit from the City Engineer prior to moving any construction equipment onto the site. 18
