submitted to the City Engineer and Chief Building Official for review and approval <br />prior to occupancy. <br />89. Unless otherwise approved by the City Engineer, building permits for Lots 31 <br />through 42 that back up to the Zone 7 lake (former quarry pit) shall not be issued <br />until such time as Zone 7 or the former quarry owner completes the necessary <br />mitigation to ensure the bank of the lake is stable or unless pier and grade beam <br />foundations are used for these homes. <br />90. The project developer shall install street frontage improvements per <br />Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of <br />the City Engineer. These improvements may include, but are not necessarily <br />limited to, grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, <br />water facilities, street lighting, underground utilities, traffic control devices, <br />landscaping, and automatic irrigation systems. <br />91. The design for the line, grade, and structural sections for the streets serving this <br />development shall be subject to final review and approval by the City Engineer. <br />92. The project developer shall submit a refundable cash bond for hazard and <br />erosion control prior to issuance of an Engineering or Building and Safety <br />Division permit. The amount of this bond will be determined by the City <br />Engineer. <br />93. The project developer/subdivides shall deposit a bond with the City of Pleasanton <br />to ensure completion of any required improvements (installation of all common <br />open space and recreational improvements, private streets, street trees, common <br />infrastructure improvements, etc.). The project developer shall provide an <br />itemized cost estimate of said improvements, to be submitted with the bond, for <br />the review and approval the City Engineer prior to issuance of building permits. <br />The bond shall be returned to the project developer upon acceptance of said <br />improvements by the City Engineer. This bond shall be in a standard form <br />approved by the City Attorney. <br />94. The applicant shall post with the City prior to approval of final map, an additional <br />performance bond for all subdivision improvements that are not to be accepted <br />by the City of Pleasanton. <br />95. The project developer shall grant an easement to the City over those parcels <br />needed for public service easements (P.S.E.) and which are approved by the <br />City Engineer or other easements, which may be designated by the City <br />Engineer. <br />96. The project developer's contractor(s) shall obtain an encroachment permit from <br />the City Engineer prior to moving any construction equipment onto the site. <br />18 <br />
