2. 11± Acre Retail/Commercial Site Design Standards <br />2.1 Overall Site Design <br />2.1.1 Encourage site planning and design that orients the retail/commercial <br />development toward the emerging El Charro Road commercial corridor and <br />enhances the El Charro Road/Auto Mall Place intersection as the northeast <br />gateway to the City of Pleasanton, while harmonizing with the adjacent <br />Community Park site. <br />2.1.2 Encourage visually coordinated, appealing and distinctive building architecture. <br />2.1.3 Permit a maximum of 120,000 square feet of retail development, or a maximum <br />of 200,000 square feet of office development on the Retail/Commercial site. <br />2.1.4 Limit building height to a maximum of 45 feet. <br />2.1.5 Design buildings so that they present visually pleasing facades towards Auto Mall <br />Place, El Charro Road, and the adjacent Community Park site. <br />2.1.6 Blend the design of the roof parapets into the building architecture. <br />2.1.7 Design loading, delivery, and trash areas to complement site architecture and to <br />soften views of these facilities, to the extent feasible, from adjacent streets and the <br />Community Park. <br />2.1.8 Include outdoor pedestrian amenities such as plazas, benches, tables, chairs, art, <br />and potted plants in the site design. <br />2.2 Circulation <br />2.2.1 Limit vehicular access to the site to Auto Mall Place, with no vehicular access to <br />and from El Charro Road, except for emergency vehicles as described in 2.2.2 <br />below. In the future, if El Charro Road east of the site becomes a public road, <br />then regular vehicular access to and from El Charro Road may be considered. <br />2.2.2 Provide a second, gated, emergency vehicle access to El Charro Road, following <br />review and approval from Vulcan Materials, if El Charro Road remains a private <br />road south of the Auto Mall Place intersection.
