Another, larger, mound in the north central portion of the property was material imported <br />by KB Homes in 1995 in anticipation of using it for fill material as part of a residential <br />project that was never constructed. The largest mound, near the Arroyo channel, as well <br />as a smaller stockpile in the northwesterly portion of the property, are comprised of <br />material excavated from the Arroyo Las Positas Realignment/Arroyo Mocho Widening <br />project completed in 2004. <br />C. Existing Land Use Designations <br />The City of Pleasanton General Plan Map shows mixed uses (Medium and High Density <br />Residential; Parks and Recreation; and Retail/Highway /Service Commercial, Business <br />and Professional Offices) for Staples Ranch, and states that specific land uses, densities, <br />public improvements, and other requirements are subject to the Stoneridge Drive Specific <br />Plan. The Arroyo Mocho channel south of Staples Ranch is designated Public Health and <br />Safety, with a Wildlands Overlay designation. <br />The adopted 1989 Stoneridge Drive Specific Plan more clearly defines the location, size, <br />and densities of existing Staples Ranch land use designations. Approximately 32 acres of <br />the original 156 acre Staples Ranch property was developed as part of the California <br />Somerset neighborhood in the early 1990s. As illustrated in Figure 11 -2, the remaining <br />124 acres of Staples Ranch is designated for approximately 30 acres of Retail and Service <br />Commercial adjacent to the I- 580/El Charro Road interchange, 17.2 acres of Community <br />Park in the southwestern portion of the property, and approximately 70 acres of Service <br />Commercial/Light Industrial uses in the northwest and southeast portions of the property. <br />The remainder, 6.8 acres, is designated for right of way dedications for the extension of <br />Stoneridge Drive and the widening of El Charro Road. <br />The 1.5 acre Staples Ranch parcel that is currently within the Pleasanton city limits is <br />zoned PUD- Medium Density Residential (PUD -MDR). The remaining unincorporated <br />area is zoned "Agricultural" by Alameda County, although the Alameda County East <br />County Area Plan designates Staples Ranch for Mixed Use development. <br />D. Surrounding Land Uses <br />Residential and vacant/agricultural land uses dominate the areas surrounding Staples <br />Ranch, although much of the currently vacant land is planned for extensive development <br />in the near future.
