Background <br />As detailed in the February 3, 2009 agenda report, the Staples Ranch development <br />proposal consists of the following development: <br />. An approximately 37 acre auto mall that will house a relocated Hendrick Automotive <br />Group (Pleasanton Auto Mall) and Mercedes Benz of Pleasanton from existing <br />Pleasanton locations. The new location is seen as necessary by the dealers to meet <br />current and future demand. <br />. An approximately 45 acre senior continuing care community (currently called <br />Stoneridge Creek Pleasanton) being developed by Continuing Life Communities <br />(CLC). The development would be licensed by the State of California and could <br />include up to a maximum of 800 units (current plan calls for approximately 640 units) <br />plus a separate assisted living/skilled nursing/physical therapy facility with an <br />undetermined number of beds/units. The project would be constructed in phases <br />dependent upon City approval and overall interest in the project. The project would <br />be unique to this area and meet the needs of seniors seeking a high quality, full <br />service continuing care environment. <br />. An approximately 11 acre retail development being developed by Fremont Land, <br />including various shops that may include a food market, bank, restaurant, and <br />shops. <br />. A 17 acre City community park that could include a public four rink ice skating facility <br />that would operate in accordance with a ground lease between the City and San <br />Jose Arena Management, LLC. The Council previously approved a master plan for <br />this park. <br />. A five acre site for a City joint neighborhood park/storm water detention basin. <br />PUD applications have been submitted by all developers and are currently being <br />reviewed by staff. Following review and pending approval of the project planning and <br />environmental documents, staff anticipates processing the development plans <br />immediately with the first PUD development plan (the auto mall site) being reviewed by <br />the Planning Commission as early as April and the last PUD development plan, along <br />with the development agreement, likely to be considered by City Council in the <br />AugusUSeptember time frame. Assuming Council approved all aspects of the project, <br />proceedings before the Alameda County Local Agency Formation Commission would <br />occur in the fall of 2009. <br />Page 2 of 10 <br />
