TJKM <br />utilized ITE Code 251 (Senior Adult Housing -Detached) for the proposed project. Based on rates <br />for this ITE Code, the proposed project is expected to generate approximately 587 daily trips on <br />an average weekday, including 30 trips during the a.m. peak hour and 53 during the p.m. peak hour. <br />The proposed project trip generation is shown in Table I. <br />Table 1: Trip Generation -Proposed Project <br />Land Use Daily A.M. Trip Rate = Ln(T) =0.72 Ln(X) + 0.58 <br />Project Trip Distribution and Assignment <br />TJKM developed trip distribution for the Ironwood project based on existing City counts, <br />knowledge of the study area, and consultation with City staff. The resulting expected projett trip <br />distribution is as follows: <br />• 30 percent to/from Santa Rita North <br />• I S percent to/from Santa Rita South <br />• 5 percent to/from Valley Avenue West <br />• 30 percent to/from Stanley Blvd West <br />• 15 percent to/from Stanley Blvd East <br />• 5 percent to/from Bernal Avenue South <br />The proposed project trips were assigned to the above roadways based on the calculated <br />distribution. Resulting volumes for Existing plus Approved Project plus Project Conditions are <br />shown in Figure 5. The Existing plus Approved Project Synchro file, which includes signal timings <br />and lane configurations, was used as the basis for developing the Existing plus Approved Project <br />plus Project Synchro file. <br />Level of Service Analysis Results -All Conditions <br />Table II shows the resulu of an intersection level of service (LOS) analysis for all three study <br />scenarios utilizing the Highway Capacity Manual (HCM) 2000 methodology. Attachment A details <br />the intersection LOS methodology, and Attachment B contains the LOS calculation sheets. It <br />should be noted that under all scenarios, a second westbound left turn lane was assumed at the <br />Valley Avenue /Santa Rita Road intersection (see Figure 2). This is a funded Ciry improvement that <br />is expected to be in place in the near term prior to completion of the Ironwood Active Adult <br />Community development. <br />
