EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PCUP-224, Jennifer Zheng, LI~tle Ivy League <br />5925 West Las Positas Boule~Yard, Suite 200 <br />December 10, 2008 <br />The location and operation of the proposed u e shall conform substantially to <br />Exhibit A (site plan, floor plans, elevations, a d written narrative), dated <br />"Received, September 30, 2008," on file with he Planning Division, except as <br />modified by the following conditions of appro al. Minor changes to the approved <br />operation and schedule may be approved by he Director of Community <br />Development if found to be in substantial CA pliance with the proposal. <br />2. All conditions of approval of PUD-81-30 and Hacienda Business Park <br />requirements shall remain in full force and a ct. <br />3. The operation of the Little Ivy League activiti s shall generally adhere to the <br />schedule of activities, dated "Received, Sept tuber 30, 2008" found in Exhibit A. <br />4. The school capacity shall be limited to a max mum of 90 students present at any <br />one time. <br />5. The applicant shall pay for the required traffi mitigation fee in full amount prior to <br />operation. <br />6. If additional hours and activities beyond what was stated in the applicant's written <br />narrative and schedule of activities, dated "Received September 30, 2008," on <br />file in the Planning Division, are desired, prior City review and approval is <br />required. Such modification may be approve by the Director of Community <br />Development if found to be in substantial conformance with the approval. The <br />Director of Community Development may alsb refer the matter to the Planning <br />Commission if the proposed changes would be significant. <br />7. If the operation of this use results in conflicts pertaining to parking, interior noise, <br />treffic%irculation, or other factors, at the discretion of the Director of Community <br />Development, this conditional use permit may be submitted to the Planning <br />Commission for their subsequent review at a public hearing. If necessary, the <br />Planning Commission may modify or add conditions of approval to mitigate such <br />impacts, or may revoke the said conditional use permit approval. Possible <br />mitigation measures may include, but are not limited to, modifying the hours of <br />operation, prohibfting amplified music, or other measures deemed necessary by <br />the Planning Commission. <br />
