CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. 84-258 <br /> <br />RESOLUTION DENYING THE APPLICATION OF PONDEROSA <br />HOMES FOR A CONDITIONAL USE PERMIT TO OPERATE A <br />MODEL HOME COMPLEX AT HANSEN DRIVE AND PASEO SANTA <br />CRUZ <br /> <br />WHEREAS, <br /> <br />Ponderosa Homes made application (UP-84-5) for a <br />conditional use permit to operate a model home <br />complex, sales office and related facilities on <br />six lots at the intersection of the proposed <br />extensions of Hansen Drive and Paseo Santa Cruz; <br />and <br /> <br />WHEREAS, <br /> <br />at its meeting of April 25, 1984, the Planning <br />Commission approved the application; and <br /> <br />WHEREAS, <br /> <br />that approval was appealed to the City Council; <br />and <br /> <br />WHEREAS, <br /> <br />the City Council received a staff report, minutes <br />of the Planning Commission action, and held a <br />public hearing on May 22, 1984 to receive comments <br />from the applicant and the public; <br /> <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br /> <br />Section 1: <br /> <br /> The Council is unable to make the findings <br />required by Sections 2-5.12 and 2-11.08 of the <br />Ordinance Code, in particular findings (a) and (b) <br />required by Section 2-11.08, because of the following: <br /> <br />(1) <br /> <br />the truck access road to the project is located <br />inappropriately, and truck traffic should be <br />brought in on the first possible turn on Valley <br />Avenue with no construction trucks being allowed <br />to go beyond that point; <br /> <br />(2) <br /> <br />Hansen Drive from Valley Avenue to the fence at <br />the existing end of the street, plus one block <br />of Calle Reynoso, needs to be completely restructured; <br /> <br />(3) <br /> <br />that the soundwalls on Valley Avenue need to be <br />completed; and <br /> <br />(4) <br /> <br />that the flag pole constitutes an inappropriate <br />advertising display. <br /> <br />Section 2: The Council, therefore, denies application No. <br /> UP-84-5 for conditional use permit. <br /> <br /> <br />
