EXHIBIT "A" <br />Case MS-84-6 <br /> <br />That the development be substantially as shown on <br />Tentative Parcel Map 4260 on file with the City. <br /> <br />That approval of this case is subject to all conditions <br />of approval of cases PUD-83-4 and PUD-83-10. <br /> <br />That the developer submit the following information to <br />the City Engineer for review and approval: <br /> <br />two prints of the final parcel map; <br />one copy of the preliminary title report; <br />one set of the computer closures; <br />one legible copy of the latest recorded deed <br />for the parcel being subdivided; <br />one legible copy of the recorded deeds for <br />each of the adjacent properties unless those <br />properties are part of a recorded map which <br />has been recorded within the last seven years. <br /> <br />That the developer record the final parcel map and any <br />required separate documents with the Alameda County <br />Recorder's office. <br /> <br />That the developer provide the City with a reDroducible <br />mylar copy of the recorded parcel mad with all recording <br />data shown· <br /> <br />That the developer provide the City with a reDroducible <br />mylar copy of the map sheet(s) at each of the following <br />scales (1" = 50' 1" = 100' 1" - 200') for base mapping <br />purposes. <br /> <br />That any existing assessment district, which the proDerty <br />may be subject to, be cleared prior to the aDproval of the <br />final (parcel) map or the developer shall cause a segrega- <br />tion to be completed in conjunction with the final (parcel) <br />map· <br /> <br />That in-lieu park dedication fees be collected by the City <br />at the time of building permit issuance, at the rate then <br />in effect and for the total number of lots in the final <br />(parcel) map, unless this requirement has been otherwise <br />satisfied. <br /> <br />That the property owner/developer enter into a minor sub- <br />division agreement with the City to provide for the <br />installation of public improvements when such improvements <br />are necessary to the development and are required by the <br />City Engineer. This agreement shall be prepared by the <br />City, executed by the developer and approved by the City <br />Council prior to the recordation of the parcel maD. <br /> <br /> <br />
