EXHIBIT "A" Case MS-84-6 That the development be substantially as shown on Tentative Parcel Map 4260 on file with the City. That approval of this case is subject to all conditions of approval of cases PUD-83-4 and PUD-83-10. That the developer submit the following information to the City Engineer for review and approval: two prints of the final parcel map; one copy of the preliminary title report; one set of the computer closures; one legible copy of the latest recorded deed for the parcel being subdivided; one legible copy of the recorded deeds for each of the adjacent properties unless those properties are part of a recorded map which has been recorded within the last seven years. That the developer record the final parcel map and any required separate documents with the Alameda County Recorder's office. That the developer provide the City with a reDroducible mylar copy of the recorded parcel mad with all recording data shown· That the developer provide the City with a reDroducible mylar copy of the map sheet(s) at each of the following scales (1" = 50' 1" = 100' 1" - 200') for base mapping purposes. That any existing assessment district, which the proDerty may be subject to, be cleared prior to the aDproval of the final (parcel) map or the developer shall cause a segrega- tion to be completed in conjunction with the final (parcel) map· That in-lieu park dedication fees be collected by the City at the time of building permit issuance, at the rate then in effect and for the total number of lots in the final (parcel) map, unless this requirement has been otherwise satisfied. That the property owner/developer enter into a minor sub- division agreement with the City to provide for the installation of public improvements when such improvements are necessary to the development and are required by the City Engineer. This agreement shall be prepared by the City, executed by the developer and approved by the City Council prior to the recordation of the parcel maD.
