4 <br />THE CITY OF <br />-~- ~ CITY COUNCIL AGENDA REPORT <br />j~L~~S~4NTONo <br />January 6, 2009 <br />Community Development Department <br />TITLE: PUD-74, PONDEROSA HOMES II, INC. - CONSIDER AN <br />APPLICATION FOR PLANNED UNIT DEVELOPMENT (PUD) <br />DEVELOPMENT PLAN TO CONSTRUCT 110 DETACHED SINGLE- <br />FAMILY HOMES FOR RESIDENTS AGED 55 YEARS AND OLDER AT <br />1 REIMERS DRIVE IN THE IRONWOOD PLANNED UNIT <br />DEVELOPMENT <br />SUMMARY <br />The applicant proposes to construct 110 detached single-family homes for residents <br />aged 55 years and older on an undeveloped, approximately 23-acre site. The approved <br />PUD for Ponderosa Homes' Ironwood development designated the site as either a <br />future potential public school facility, or alternatively, as medium-density residential <br />senior housing. The site will be accessed from Ironwood Drive and Reimers Drive in <br />the Ironwood development via Busch Road off of Valley Avenue. The Planning <br />Commission (4-1 vote) determined that the proposed site plan was appropriate in <br />density and design and that the development would be compatible with the surrounding <br />area. The applicant is in agreement with the Planning Commission's recommended <br />conditions of approval. <br />PLANNING COMMISSION RECOMMENDATION <br />Recommend approval of the PUD development plan application subject to the attached <br />conditions shown in Exhibit "B." <br />RECOMMENDATION <br />1. Find that the project would not have a significant effect on the environment and <br />adopt a resolution approving the attached draft Mitigated Negative Declaration; <br />2. Find that the proposed PUD development plan is consistent with the General Plan <br />and purposes of the PUD ordinance; <br />3. Make the PUD findings for the proposed development plan as stated in the June 25, <br />2008, Planning Commission staff report (Attachment #8); and <br />4. Introduce the attached draft ordinance approving Case PUD-74, PUD development <br />plan approval to construct 110 detached single-family homes for residents aged 55 <br />years and older, subject to the Conditions of Approval, Exhibit "B." <br />
