4. Purposes. The premises shall be used primarily <br /> <br />for the purpose of providing space for a museum. Lessee agrees <br />to remodel the interior of the building for that purpose at <br />Lessee's expense, subject to approval of plans by the City <br />Manager. <br /> <br />5. Repairs and Maintenance. The premises are leased in <br />an "as is" condition except the Lessor agrees to do the following <br /> <br />repairs: <br /> <br /> a. Remove all ivy from roof, eaves and gutters, <br /> <br /> flashing and down spouts. <br /> <br /> b. Correct settled floor in southeast corner of <br /> <br /> building. <br /> <br /> c. Examine attic area and repair any leakage damage. <br /> <br /> d. If air conditioning unit is removed from roof, <br /> <br /> repair roof as necessary. <br /> <br />Lessee shall keep the interior of the premises in good repair <br />during the term of this lease at Lessee's own expense and upon <br />termination of this lease shall yield up said premises to Lessor <br />in good condition and repair (loss by fire and ordinary wear <br />excepted). Lessor shall maintain the grounds, building roof <br />and exterior walls, including heat, air conditioning and windows, <br />in good condition. In the event major repairs, such as roof <br />replacement, become necessary, the parties shall negotiate as to <br />an appropriate allocation of costs. <br /> <br /> 6. Telephone/Utilities. Lessee agrees to pay for the <br />installation and monthly costs of a telephone and any other <br />utilities required by them to be installed. Lessor will continue <br />to pay costs of any other utilities presently in place in the <br />building. <br /> <br /> 2 <br /> <br /> <br />
