5.24 With the cmm~t practice of "counting" units for the Aouaing Cap, does <br />the City include the following categories: (i) second units; (ii) assisted living <br />units; and (iii affordable units? <br />(i) Second Units - No, per Government Code § 65852.2 (a) (2). As of January 1, 2007, <br />the City had approved 169 second traits. <br />(ii) Assisted Living Units - No, these are considered commercial uses. As of today, <br />there are two assisted living projects in the City (70 beds in Eden Villa on Motet Avenue, <br />and 105 beds in Parkview Assisted Living Facility37 on Valley Avenue). In worlring with <br />the Census Bureau to update information for the 2010 Census, staff was advised that the <br />Parkvit:w Assisted Living Facility should be countedaro ~~Q (~m ~ Sxtion 5.20, <br />separate residential units because of the congregate <br />above.) <br />(iii) Affordable unite -Yes, these are counted unless they were either second units or <br />assisted living units. For example, mobile home units have been considered affordable <br />unit, and are counted towards the housing cap. <br />5.25 Did the City count the following senior housing projects towards the cap? <br />o Pleasanton Gardens (built 1969): Yes, counted towards the cap. <br />o Kottinger Place (built 1973): Yea, counted towards the cap. <br />o Ridge View Commons (built 1989): Yes, wonted towards the cap. <br />o Deer Ridge Apartments (built 1994): Yes, wonted towards the cap. <br />o Stanley Junction Apartments (built 1997): Yes, wonted towards the cap. <br />o Gardens at hoawood (built 2()05-2006): Yes, wonted towards the cap. <br />o Parkview Assisted Living Facility (built 2007): No; as this i, an assisted living <br />facility with group meals. a wide range of services and congregate taro as well <br />as housing. <br />5.26 Would the howing cap portions of the Initiative be applied ntroactively? <br />These provision would not be applied retroactively. <br />" For the Psrkview facility. of rtes 103 beds, ti6 an unit with rhea owe bathroom and kitchenetro (sink, <br />refri`erator and miuowave), while the rranainint 19lxda tae in the memory ore sectloe with tto <br />kitchenette. <br />26 <br />
