PCUP-213, Patricia Cramer, World School of Massage <br />Application to amend the previously approved conditional use permit (PCUP- <br />129) to allow a student clinic as part of the curriculum for the massage school <br />located at 699 Peters Avenue, Suite A. Zoning for the property is C-C (Central <br />Commercial) District, Downtown Revitalization District, and Core Area Overlay <br />District. <br />Commissioner Fox moved to make the conditional use findings as listed in the staff <br />report and to approve Case PCUP-128, subject to the conditions listed in Exhibit B <br />of the staff report. <br />Commissioner Olson seconded the motion. <br />ROLL CALL VOTE: <br />AYES: Commissioners Fox, Narum, O'Connor, Olson, and Pearce. <br />NOES: None. <br />ABSTAIN: None. <br />RECUSED: None. <br />ABSENT: Commissioner Blank. <br />Resolution No. PC-2008-09 approving PCUP-213 was entered and adopted as <br />motioned. <br />6. PUBLIC HEARINGS AND OTHER MATTERS <br />a. PUD-05-02M, James Happ, Northstar Realty Services, Inc./Kenneth and <br />Pamela Chrisman <br />Application for a maj or modification to an approved PUD development plan to <br />replace the approved production home designs with design guidelines for the <br />property located at 1944 Vineyard Avenue, in the Vineyard Avenue Corridor <br />Specific Plan Area. Zoning for the property Is PUD-LDR (Planned Unit <br />Development -Low Density Residential) District. <br />Ms. Decker summarized the staff report, and described the background, scope, and layout <br />of the proposed project. <br />Commissioner Fox noted that Condition No. 19 referred to the floor area ratio (FAR) as <br />25 percent for Lots 1-5, and 30 percent for Lots 6-10.
