~. ,~ ~ , <br />ti <br />MINUTES <br />ZONING ADMINISTRATOR HEARING <br />Pleasanton, California <br />Small Conference Room <br />200 Old Bernal Avenue, Pleasanton <br />Thursday, Apri130, 2008 <br />CALL TO ORDER <br />The meeting was called to order at 3:30p.m. by Donna Decker, Zoning Administrator. <br />Present: Steven Jeffrey, Applicant; Lisa and Greg Johnston, neighbors at <br />3110 Catawba Court; Nelson Lam, neighbor at 3105 Catawba Court; <br />Donna Decker, Zoning Administrator; and Natalie Amos, Assistant Planner; <br />PDR-715. Steven and Nicole Jeffrey <br />Application for design review approval to regrade the rear yard and provide <br />landscaping in the yard area located at 927 Montevino Drive. Zoning for the <br />property is R-1-65 (Single Family Residential) District. <br />Ms. Decker stated that she did go out and look at the project from all adjacent properties. <br />She understood that the main concern from all parties was privacy and how it would be <br />graded and landscaped. She mentioned that a detailed grading and landscaping plan has <br />been requested, but isn't necessazy at this time. <br />Ms Decker stated that there would be opportunities for the applicant to meet these <br />expectations in various manners by working with the planner and following up with all the <br />interested parties. <br />Ms. Decker drew the project and neighboring areas on the boazd to explain the privacy <br />issues. She explained that asplit-face, stacked retaining wall is being proposed in a <br />specific azea to go from 0 to four feet. <br />Ms. Decker used visuals to explain a few solutions to achieve screening to allow for the <br />neighbor's privacy. She stated that the applicant could leave some of the material from the <br />pool excavation and then berm and plant landscaping. Also, 15-gallon redwood trees <br />would be sufficient to start screening for another area. <br />Ms. Decker noted that plans need to be refined before final approval, but she would like to <br />heaz comments to the suggestions made to elevate their concerns. <br />Ms. Johnston stated that redwood trees aze messy and they aze not very dense and do not <br />provide privacy. <br />ZA Hearing, PDR-715 Apri130, 2008 <br />
