The tentative map shall contain a brief legal description of any parcel being <br />re-subdivided, a statement of lot and total acreage, and a statement referencing any <br />separate documents required to be recorded with the map. <br />77. The applicant shall pay the difference in City fees between the secondary unit and a <br />single family home. Said fees shall be due prior the submittal of the map for the City <br />Engineer's signature. <br />78. The project developer/subdivider shall add a reference sheet to the final map indicating <br />the location of the vegetated/bioswales on the lots. The project developer/subdivider <br />shall designate these areas as non-buildable areas, and shall disclose this information to <br />the prospective lot owner. The exact language of the disclosure shall be reviewed and <br />approved by the City Attorney before the final map is recorded. <br />79. The project developer/subdivider shall install all utility boxes and transformers for this <br />project underground. Capacitor banks and/or switches for the project may be installed <br />above ground if properly screened to the satisfaction of the Director of Planning and <br />Community Development. <br />80. The project developer/subdivider shall install all utility lines (PG&E Pac Bell and Cable <br />TV) underground in conduit to the nearest utility approved riser pole. The <br />developer/subdivider shall be responsible for paying apro-rata share as determined by <br />the City Engineer for undergrounding of the overhead utility lines across the project <br />frontage. Said payment shall be due prior to the approval of the final map. <br />81. The project developer/subdivider shall post with the City prior to the approval of the final <br />map, an additional performance bond for all subdivision improvements that are not to be <br />accepted by the City of Pleasanton. <br />82. The project developer/subdivider shall show a proposed typical private driveway section <br />for the on-site development on the tentative map. Said section shall include: curbs or <br />edge treatment of the driveway, private storm drain line including drainage inlets, public <br />water main including fire hydrants, public sanitary sewer, joint trench including lights and <br />utility boxes. The typical section shall also show a public service easement extending <br />across the entire width of the driveway and extend 5 feet on each side of the driveway <br />for utility boxes. <br />83. The project developer/subdivider shall install individual water and gravity sanitary sewer <br />laterals to each house site from the public mains. The laterals shall be private, <br />maintained by the individual property owners. There shall be a two-way cleanout on the <br />sanitary sewer lateral located at the back of the Public Service Easement (PSE). <br />84. There shall be no direct roof leaders connected to the street gutter or storm drain <br />system. <br />Urban Stortnwater Runoff Requirements: <br />85. The project shall comply with Alameda County NPDES Permit # CA50029831 for Urban <br />Stormwater <br />
