856436 <br /> 8/19/85 <br /> <br /> LEGAL DESCRIPTION <br /> VACATION OF COMMON AREA EASEMENT <br /> LOT 13, PARCEL MAP 3858 <br /> <br />All that real property situate in the City of Pleasanton, County of Alameda, <br />State of California, described as follows: <br /> <br />Being a portion of a common area easement as described in the instrument <br />recorded under Series Number 82-123017, and as shown on Lot 13 of Parcel Map <br />3858, filed August 13, 1982 in Book 135 of Maps at page 49, Official Records <br />of Alameda County, more particularly described as follows: <br /> <br />Parcel 1 <br /> <br />COMMENCING at the easterly end of the tangent curve at the northwesterly <br />corner of said Lot 13, said point being on the southerly line of Stoneridge <br />Drive; thence easterly along the southerly line of_said Stoneridge Drive and <br />along the northerly line of said Lot 13, S 88° 21' 09" E 120.OO feet to the <br />TRUE POINT OF BEGINNING; thence continuing along the southerly line of said <br />Stoneridge Drive and the northerly line of said Lot 13, S 88° 21' 09" E 2.25 <br />feet; thence leaving the southerly line of said Stoneridge Drive and the <br />northerly line of said Lot 13, S 1° 38' 51" W 21.75 feet to the beginning of a <br />curve concave to the northwest having a radius of 150.OO feet; thence <br />southerly and southwesterly 35.76 feet through a central angle of 13° 39' 31" <br />to a point to which a radial line bears S 74° 4I' 38" E, said point also being <br />the point of cusp with a curve concave to the northwest having a radius of <br />13O.O0 feet and to which point a radial line bears S 78° 18' 35" E; thence <br />northerly 22.79 feet along said curve through a central angle of 10° 02' 34"; <br />thence N 1° 38' 51" E 34.50 feet to the true point o5 beginning. <br /> <br />Containing 0.002 acres, more or less. <br /> <br />Reserving therefrom for public service easement purposes the northerly 50 feet <br />of the above described parcel of land. <br /> <br />Parcel 2 <br /> <br />COMMENCING at the southerly end of the tangent curve at the northwesterly <br />corner of said Lot 13, said point being on the easterly line of Hopyard Road; <br />thence southerly along the easterly line of said Hopyard Road and along the <br />westerly line of said Lot 13, S 1° 38' 51" W 115.00 feet to the TRUE POINT OF <br />BEGINNING; thence leaving the easterly line of said Hopyard Road and the <br />westerly line of said Lot 13, S 88° 21' 09" E 39.50 feet to the beginning of a <br />curve concave to the northwest having a radius of 130.00 feet; thence easterly <br />and northeasterly 65.03 feet along said curve through a central angle of <br />28° 39' 46" to a point to which a radial line bears S 27° 00' 55" E, said <br />point being the point of cusp with a curve concave to the northwest having a <br />radius of 150.00 feet and to which point a radial line bears S 30° 37' 51" E; <br />thence southwesterly and westerly 84.50 feet along said curve through a <br />central angle of 32° 16' 42"; thence N 88° 21' 09" W 21.75 feet to a point on <br />the easterly line of said Hopyard Road, said point also being on the westerly <br /> <br /> <br />
