856436 <br /> 8/ 9/85 <br /> <br /> LEGAL DESCRIPTION <br /> VACATION OF CONNON AREA EASENENT <br /> LOT 1D, PARCEL NAP 4392 <br /> <br />All that real property situate in the City of Pleasanton, County of Alameda, <br />State of Cal i forni a, descri bed as fol 1 ows: <br /> <br />Being a portion of the common area easement as described in the instrument <br />recorded August 13, t982 under Recorder's Series Number 82-123017 and as shown <br />on Parcel Map No. 4392, recorded December 27, 1984 in Book 149 of Maps at page <br />76, Official Recsrds of Alameda County, more particularly described as <br />fol 1 ows: <br /> <br />Parcel 1 <br /> <br />COMMENCING at the easterly end of the tangent curve at the southwesterly <br />corner.of Lot 1D as said lot is shown on said Parcel Map No. 4392, said point <br />also being on the northerly line of Stoneridge Drive; thence easterly along <br />the northerly line of said Stoneridge Drive and the southerly line of said Lot <br />1D, S 88° 21' 09" E 120.50 feet to the TRUE POINT OF BEGINNING; thence leaving <br />the southerly line of said Lot 1D and the northerly line of said Stoneridge <br />Drive, N 1° 38' 51" E 35.00 feet to the beginning of a curve concave to the <br />west having a radius of 128.00 feet; thence northerly and northwesterly 14.32 <br />feet along said curve through a central angle of 6° 24' 43" to a point to <br />which a radial line bears N 85° 14' 08" E, said point also being a point of <br />cusp with a curve concave to the west having a radius of 150.00 feet and to <br />which point a radial line bears N 81° 03' 59" E; thence southeasterly and <br />souther. ly 27.70 feet along said curve through a central angle of 10° 34' 52"; <br />thence-S 1° 38' 51" W 21.75 feet to a point on the northerly line of said <br />Stoneridge Drive, said point also being on the southerly line of said Lot 1D; <br />thence westerly along the northerly line of Stoneridge Drive and the southerly <br />line of Lot 1D, N 88° 21' 09" W 1.75 feet to the true point of beginning. <br /> <br />Containing 0.002 acres, more or less. <br /> <br />Reserving therefrom for public service easement purposes the southerly 50 feet <br />of the above described parcel of land. <br /> <br />Parcel 2 <br /> <br />COMMENCING at the northerly end of the tangent curve at the southwesterly <br />corner of said Lot 1D, said point being on the easterly line of Hopyard Road; <br />thence northerly along the easterly line of Hopyard Road and the westerly line <br />of said Lot 1D, N 1° 38' 15" E 113.50 feet to the TRUE POINT OF BEGINNING; <br />thence continuing along the easterly line of said Hopyard Road and the <br />westerly line of said Lot 1D, N 1° 38' 51" E 8.75 feet; thence leaving the <br />easterly line of Hopyard Road and the westerly line of Lot 1D, S 88° 21' 09" E <br />21.75 feet to the beginning of a curve concave to the south having a radius of <br />150.00 feet; thence easterly and southeasterly 89.50 feet along said curve <br />through a central angle of 34° 11' 10" to a point: to which a radial line bears <br />N 35° 50' 01" E, said point also being a point of cusp with a curve concave to <br /> <br /> <br />
