EXHIBIT A <br /> <br /> CONDITIONS OF APPROVAL <br /> PUD-81-30-31D <br /> <br /> 1. That except as modified herein, the development shall be <br /> substantially as shown on the site plan, elevations, grading <br /> plan, sign design and landscape plan, Exhibit A, on file with <br /> the Planning Department. <br /> <br />2. That the development shall be subject to all conditions of <br /> approval of Ordinance No. 1109 reapproving the Hacienda <br /> Business Park. <br /> <br />3. That no additional signing other than the monument sign be <br /> installed on the subject property without prior City <br /> approval. <br /> <br />4. That the applicant apply for and be issued all required City <br /> permits prior to the installation of the sign. <br /> <br />5. That the traffic mitigation measures proposed within the <br /> traffic study presented by TJKM shall be carried out prior to <br /> occupancy of the site unless staff has found that the <br /> prescribed mitigation measure is unnecessary. <br /> <br />6. That one of the two proposed freestanding monument signs be <br /> deleted. <br /> <br />7. That one additional landscape island be installed within the <br /> row of parking spaces along the westernmost property line. <br /> <br />8.
