64. The project developer/subdivider shall create utility easements across the project <br />for the benefit of the individual lots, per the site plan and subject to the review and <br />approval of the City Engineer. <br />65. Wording for all disclosures, deed restrictions, and clauses shall be submitted to <br />the City Attorney for review and approval before City Council approval of the first <br />final subdivision map for this development and shall be recorded over the project <br />site by separate instrument. <br />Fire Conditions <br />66. The project developer shall meet all requirements of the Pleasanton Fire Code <br />(Pleasanton Municipal Code, Chapter 20.24). <br />67. The project developer shall keep the site free of fire hazards from the start of <br />lumber construction until the final inspection. <br />68. Prior to any construction framing, the project developer shall provide adequate <br />fire protection facilities, including, but not limited to a water supply and water flow in <br />conformance to the City's Fire Department Standards, able to suppress a major <br />fire. <br />69. The approved homes and future renovations and/or new buildings shall be <br />equipped with automatic fire suppression system (sprinklers). Plans and <br />specifications for the automatic fire sprinkler system shall be submitted to the <br />Pleasanton Building and Safety Division for review and approval prior to <br />installation. The fire alarm system, including water flow and valve tamper, shall <br />have plans and specifications submitted to Fire Prevention for review and approval <br />prior to installation. All required inspections and witnessing of tests shall be <br />completed prior to final inspection and occupancy of the building. <br />Enaineerinst and Tentative Map Requirements <br />70. A tentative map is required be submitted to the Planning Division for review and <br />approval after the final PUD approval. <br />71. Prior to approval of the final map, the applicants shall create a joint maintenance <br />agreement for the private access drive. The agreement shall be subject to review <br />and approval by the City Attorney prior to recordation of the final map. The drive <br />shall be maintained to the satisfaction of the City Engineer. <br />12 <br />
