BACKGROUND <br />Tract 7431, Ironwood Development (Busch Property), developed by Ponderosa Homes, <br />is a 41 single-family residential lot subdivision. Tract 7431 is located southerly of the <br />intersections of Mohr Avenue and Martin Avenue and Mohr Avenue and Courtney <br />Avenue. <br />Tract 7431 is the fifth of six subdivisions to be accepted that make up the Ironwood <br />Development (Busch Property). Council has previously accepted some of the off-site <br />public improvements required of the development and the on-site improvements required <br />of the development for Tracts 7381, 7429, 7430 and 7432. <br />On-site Improvements (to be accepted) <br />Tract 7431 of the Ponderosa/Busch development constructed five new public streets <br />(Irongate Drive, Irongate Court, Sagewood Court, Sandstone Court, Stone Canyon <br />Court, and an extension of Ledgestone Court) within the boundaries of the tract. In <br />conformance with the conditions of approval of the tentative map, this phase of the <br />development is accessible only from Mohr Avenue; there is no direct connection to other <br />phases of the development other than the emergency vehicle access road located at the <br />end of Irongate Court and Public Service Easement (Parcel C) located at Sagewood <br />Court. This Public Service Easement allows an extension of utilities to the parcel for the <br />potential future site. This phase also includes street improvement work along Mohr <br />Avenue from Nursery Way on the west side to Irongate Drive on the east side. <br />Improvements on Mohr Avenue include street widening along the south side of Mohr <br />Avenue. <br />The storm drain, sanitary sewer, and water systems within the public streets serving <br />these tracts will be maintained and operated by the City. Like other streets within the <br />development, the bioswales along the streets, the planter strip within the limits of the <br />subdivision and along the project frontage at the south side of Mohr Avenue, and the <br />emergency vehicle access driveways, will be maintained by the homeowners' <br />association. <br />Additionally, an eight-foot sidewalk has been constructed along the east side of Irongate <br />Drive and the north side of Mohr Avenue. This is a continuation of the public trail that <br />starts at the southern entrance to the development at Busch Road and continues <br />northerly through the development to Mohr Avenue, connecting with the existing trail <br />along Martin Avenue. This public trail/sidewalk within the project boundary and Mohr <br />Avenue is owned by the City and is maintained by the homeowners' association. <br />Off-site Improvements (to be accepted) <br />As part of this phase of development, Ponderosa Homes has installed curb bulb-outs at <br />the intersections on Mohr Avenue at Martin Avenue and Mohr Avenue at Courtney <br />Avenue narrowing Mohr Avenue at these locations, effecting a measure of traffic <br />calming. Additionally, Ponderosa Homes has paid the City for the installation of four <br />electronic speed indicator signs to be installed at locations determined by the City Traffic <br />Engineer. <br />Page 2 of 3 <br />
