1. That the development be substantially as shown on the site <br /> plan elevation, sign design and landscape plan, Exhibit A, <br /> on file with the Planning Department except that the land- <br /> scape plan be revised with the following changes: <br /> <br /> a) That the proposed landscaping of the Owens Court <br /> right-of-way be extended as per the detailed plan <br /> on file with the Planning Department. <br /> <br /> b) That the applicant be responsible for applying to <br /> CalTrans to landscape that portion of the CalTrans <br /> 1-580 right-of-way that runs along the entire length <br /> of the subject site's northern property line (including <br /> the additional 90 ft. addition along the Owens Court <br /> cul-de-sac) which will not be landscaped by CalTrans <br /> as part of the Hopyard/I-580 interchange improvements. <br /> This area shall be maintained by the applicant unless <br /> otherwise determined by CalTrans. A final landscape <br /> plan on the subject site shall be submitted to the <br /> Planning Department for approval prior to the issuance <br /> of a building permit. <br /> <br /> c) That the tree planting schedule be revised incorporating <br /> additional tree species in conjunction with the proposed <br /> "honey locust." <br /> <br />2. That the final design of the sign shall be submitted to the <br /> Planning Department for approval prior to issuance of a <br /> building permit. <br /> <br />3. That the development is subject to all conditions of approval <br /> of PUD-79-06. <br /> <br />4. That the owner/developer shall landscape, irrigate and maintain <br /> the Owens Court frontage area, depicted in the revised <br /> landscape plan, to back of curb. <br /> <br />5. That the developmentshall be subject to all Standard Conditions <br /> of Development, attached hereto and made part of the case by <br /> reference, except conditions 7, 12, 13, 23, 25, 29, 33, 46 and <br /> 50. <br /> <br /> <br />
