12. That the developer shall dedicate to the City of Pleasanton <br /> for street right-of-way purposes a twelve fooh (12') wide <br /> (tapering t<~ 0') parcel of land along the Springdale Avenue <br /> frontage of= the parcel to provide for the widening of <br /> Springdale Avenue at Stoneridge Drive. This site development <br /> plan shall be revised accordingly to reflect this street <br /> widening. <br /> <br /> That the reconstruction work will be done by the North <br /> Pleasanton Improvement District Contractor. In the event <br /> that this work precedes dedication or on-site development of <br /> this parcel~ the developer/owner shall provide the City with <br /> a "Right to Enter and Construct Letter" when requested by the <br /> City Engineer. <br /> <br /> !3. That the developer shall design and install a six foot (6') <br /> wide meandering, P.C.C. sidewalk along the Stoneridge Drive <br /> frontage of the site from Pleasant Hill Road to Springdale <br /> Avenue. <br /> <br /> ]_~. That the developer shall install a minimum four foot (4') <br /> wide, separated P.C.C. sidewalk at property line along the <br /> Springdale Avenue frontage to the site from Stoneridge Drive <br /> to the existing side~a!ks at the south property line. <br /> <br /> 15. That the developer shall install a minimum four foot (4') <br /> wide separated, P.C.C. sidewalk, at property line, along the <br /> Pleasant Hill Road frontage of the site from Stoneridge Drive <br /> to the existing sidewalk at the south property line. <br /> <br />16. That the portion of the on-site drive immediately <br /> east of the "special entry paving at the Stoneridge <br /> access driveway shall be redesigned to move the <br /> drive south 19 ft. + to provide a straight-through <br /> alignment or in another configuration acceptable to <br /> the City Engineer. The parking stalls shall be <br /> reiDcared to the north side of the on-site drive. <br /> <br />17. That the alignment of the curves in the on-site drive to the <br /> parking bay at the north west corne~ of building at the north <br /> east corner of the development shall be revised to provide a <br /> smoother and less abrupt traffic flow or the parking bay <br /> shall be reiDcared on the north side of the drive to provide <br /> a straight-through alignment. <br /> <br />18. That the developer shall design and install an emergency <br /> vehicle access road along the north bank of Gold Creek, <br /> within the Emergency Vehicle Access Easement, from Springdale <br /> Avenue to Pleasant Hill Road in order to provide access for <br /> fire suppression and flood control purpose. This access road <br /> shall be a minimum of twelve feet (12') in width, have <br /> minimum inside radii of thirty-four feet (34'), be capable of <br /> supporting a fire engine in all weather conditions, have an <br /> AC berm or equivalent on the creek side be paved with A.C. or <br /> P.C.C., slope away from the creek and be completed to the <br /> <br /> <br />
