14. Every effort shall be made to develop a play area in consultation with City staff <br />that maximizes square footage. It shall include apparatus (e.g., slides, swings, <br />sandbox, etc.) that is generally consistent with City park standards, is well <br />landscaped, and safe for children of all ages. <br />15. The site property manager shall monitor the retail parking garage and ensure that <br />customers are aware of where they may park on site. <br />16. Seventy-one (71) of the 222 surface parking spaces in the rear parking lot shall <br />be designated for use by the apartment residents. The location and <br />signing/striping of these spaces shall be shown on the plans submitted for <br />issuance of building permits and shall be subject to review and approval by the <br />Director of Planning and Community Development prior to issuance of building <br />permits for the project. <br />17. In the event that the proposed 58 retail parking spaces do not meet the parking <br />demand generated by the commercial tenants' employees and customers, as <br />determined by the Director of Planning and Community Development, the <br />applicant shall designate some of the 222 surface parking spaces at the rear of <br />the site for employee parking. The exact number and location of the commercial <br />parking spaces in the 222-space parking lot would be subject to the review and <br />approval by the Director of Planning and Community Development. <br />18. BART, the applicant, CalTrans, and/or other entities will need to develop a <br />parking plan which mitigates the impact of the potential flyover to a level that <br />retains all vehicles within the property. This plan shall be developed and funded <br />if the final flyover design has an impact on the proposed development. <br />19. The tandem parking stalls shall be assigned to the same unit as the parking <br />space in front of the tandem space. <br />20. At least one covered parking space shall be provided per unit. <br />21. The parking/storing of boats, campers, recreational vehicles, and trailers on site <br />or in any parking space shall be prohibited. In addition, the storage of materials <br />in the parking spaces shall be prohibited. The applicant/property manager shall <br />be responsible for enforcing these restrictions, which shall be stated clearly in all <br />leases. <br />22. Prior to occupancy, the applicant shall submit details of the after hours parking <br />for the review and approval by the Director of Planning and Community <br />Development. <br />23. All parking spaces shall be striped. Wheel stops shall be provided for the surface <br />parking spaces unless the spaces are fronted by concrete curbs, in which case <br />
