1. That the development shall be substantially as shown on the <br /> site plan, elevations, grading plan, sign design and <br /> landscape plan, Exhibit A, on file with the Planning <br /> Department. <br /> <br />2. 'That the development shall be subject to all conditions of <br /> approval of Ordinance No. 1109 reapproving the Hacienda <br /> Business Park. <br /> <br />3. That no additional signing other than the monument sign be <br /> installed on the subject property without prior City <br /> approval. <br /> <br />4. That the applicant apply for and be issued all required City <br /> permits prior to the installation of the sign. <br /> <br />5. That the traffic mitigation measures proposed within the <br /> traffic study presented by TJKM shall be carried out prior to <br /> occupancy of the site unless staff has found that the <br /> prescribed mitigation measure is unnecessary. <br /> <br />6. That the proposed sidewalks along the West Los Positas <br /> Boulevard and Gibraltar Drive frontages of this development <br /> shall be revised and designed to be separated from the curb <br /> and to clear existing and proposed utilities. <br /> <br />7. That the existing storm drain inlet in the proposed curb <br /> return of the westerly driveway on Gibraltar Drive shall be <br /> relocated or revised to the satisfaction of the City <br /> Engineer. <br /> <br />8. That this development shall be subject to all Standard <br /> Conditions of Development, attached hereto and made part of <br /> this case by reference except conditions 12, 13, 14, 29, 33, <br /> 46, 49 and 50. <br /> <br /> EXHIBIT A <br /> <br /> <br />
