Steve Page, 1113 Hopkins Way, expressed concern with the lack of schools, pazks, and open space <br />buffers as referenced in the General Plan. He requested that the Planning Commission vote to eliminate <br />lots 8 -28 and dividing the parcel between lots 25 and 26, 18 and 19, and 12 and 13 into a combination <br />park and school, and declazing the Specific Plan void. Further, he suggested that charter schools be <br />considered and discussed as an option for this development. <br />Mitch Mehlman, 1153 Lund Ranch Road, expressed concern with the applicant's lack of flexibility as <br />shown for the neighbors, staff, and commission's concerns and the North Sycamore Specific Plan. <br />Further, he expressed concern that staffs recommendations were inconsistent with the Planning <br />Commission's recommendation. He felt that the number of lots is too high, that the road location was <br />not addressed, and that the City Engineer needs to investigate this case. He continued by expressing <br />concern with the floor azea ratio, recreational use of the creek azea, lack of open space in development, <br />and growth management issues. He concluded by requesting that the Commission reject the application <br />of New Cities Development. <br />Randy Luckenbihl, 1099 Hopkins Way, expressed concern with the density and the contour grading split <br />pad issues. He requested that the Commission reach a compromise between the 62 homes proposed by <br />the developer and the 43 recommended by the homeowner's association and the home design being split <br />pad contoured grading design rather than flat pad. <br />Ken Czaja, 1141 Lund Ranch Road, expressed concern with the density of the project. He noted that <br />staffs recommendation does not conform to the Commissioner's direction relating to density and FAR <br />issues, and he noted the applicant's lack of cooperation in resolving issues with neighbors. He was <br />concerned with the location of "B" Street, that it was too close and would have noise and visual impacts <br />on the neighbors. Mr. Czaja requested that the Commission reject New Cities' application. <br />Linda Butler, 1141 Lund Ranch Road, expressed concern with density of the development, the <br />development of a trail through development, utilization of the creek as a recreational azea, and <br />overcrowding of schools in the azea. Ms. Butler requested that the Commission vote to reject the New <br />Cities Development application. <br />Jim Dezzutti, 1105 Lund Ranch Road, requested that the Commission require contour grading and lower <br />density in the New Cities Development. <br />Cazl Cazlson, 1075 Hopkins Way, expressed concern with the amount of setback between existing <br />homes and proposed homes. Further, he requested that the Commission vote in favor of a single-story <br />setback. He said that he generally agrees with the staff reports and appreciates their trying to come up <br />with a compromise. <br />Tom McCormick, 1129 Lund Ranch Road, expressed concern with staff s recommendation relating to <br />the density of the New Cities Development. <br />Chris Peterson, 5213 Independence Drive, expressed concern with density issues and elimination of <br />rural views.
