REVISIONS AND OMISSIONS TO THE AGENDA <br />Jerry Iserson stated that item 6.c., PUD-97-12, New Cities Development Group, has been continued to <br />the June 24, 1998 meeting. <br />5. MATTERS CONTINUED FOR DECISION <br />- There were none. <br />6. PUBLIC HEARINGS <br />a. Z-98-129, Frank Auf der Maur <br />Application for design review approval to construct an approximately 9,792-square foot, <br />single-story service commercial building located at 3588 Utah Street. Zoning for the property is <br />PUD (Planned Unit Development) - C (Commercial) District. <br />Jerry Iserson presented the staff report and described the proposed project and its location <br />He stated that the 22.5-foot high, 9,792-squaze foot structure is proposed to be built on the westerly <br />portion of a 27,300-square foot lot on the south side of Utah Street, one lot in from Bernal Avenue. On <br />the eastern side of the lot would be a driveway, the entrance into the site from Utah Street, which <br />extends along the length of the eastern property line and provides access to the reaz of the lot, as well. <br />Mr. Iserson indicated that the 30 parking spaces located along the eastern property line on the rear of the <br />property behind the building exceeds the normal standard for service-related automotive repair use in <br />Stanley Business Park. The normal requirement is one space for every 350 squaze feet of floor azea, and <br />this project proposes one space for every 326 squaze feet. In response to staffs initial concern that the <br />first pazking spaces off Utah Street would present a maneuvering problem for cars, the applicant pushed <br />the spaces back and provided increased landscaping. <br />Planning Commission Minutes Page 2 June 10, 1998 <br />
